Air con and Hot water is good, didn't try wifi, Bed is clean, soft and no smell, have lift and price start from $35, breakfast are just so so

Small hotel of about 20 rooms. They do have good bed sheets, nice cozy room, very clean toilet and bathroom, and their towels are nice too.
They also have a simple buffet breakfast but would surely be filling. They have the normal fried rice, noodles, veggies, fishball, mominga, congee, bread, coffee & tea, different spreads, cereal, juice and fruits.
All staff, including the owner James, are very friendly and they will make sure you will have the best stay.
Downside is location is in a main highway, but the noise is bearable. It is located a bit far from downtown area. Cab fare though is very inexpensive in Myanmar especially if you use Grab. If you let the front desk of the hotel book your Grab ride, you will even get a.discount.
Definitely this is a value for money hotel.response / report this review -

We stayed in the hotel for 3 nights in the Superior twin room and 2 nights in the Junior Suite B with Bathtub. As most of the reviews have already mentioned, choose the rooms towards the back of the hotel (away from the road) and preferably to the right (facing east), these rooms have a better view and also you will get a glimpse of the rising sun. The hotel's buffet breakfast is great and each day they have a special local cuisine. This, in my opinion, would be a very safe way to try out the local dishes. The staff can speak English and are very friendly. The rooms are clean and we'll maintained. The only problem is that the doors do not appear to be sound proof and could be a problem if there are a lot of guests moving in-and-out of their rooms. TIP: There is a City Mart outlet straight down the road, about 15mins walk. There is a hospital nearby. There are some great food places in about 15mins walk. Smartass staff, nobody knows English, lizards in room, dirty bed sheets and filthy buffet.

I would have given them 4 stars if not for these problems.Top management not good, lot of talk in their language about foreigners, lizards in room and ants on the buffet menu. I don't know why many people are giving them such high ratings. Maybe they got lucky or they have never stayed in a hotel that offers these services. The driver is always chewing on something ghastly and spit quite often, horrible. For such a good hotel has anyone seen the bed sheets, maybe one should before even sitting on it. Maybe people who are giving such good reviews are used to sleep on dirty beds. Anyway to cut the talk short, watch what you eat and don't be a fool.

Awesome! The staff here are amazingly helpful and friendly, they went out of their way to help us. The manager helped us book bus tickets but unfortunately we could not make the trip and also helped us to cancel them. He also arranged for someone to take us to the airport in the car. He took us to the closest city mart by car too! All staff were great. Very clean and modern rooms, the bed is also super comfy! Would definitely stay here again if I find myself back in Yangon.
