It's really good price in such good location,room is clean, bed is comfortable , wifi is slow in the room but fast at the reception ,

Nice and clean villa, family business, security place after 9pm already close gate. Wi-fi it's little bit slow. Good service, have minivan for transportation. More quiet place but close busy Italian restaurant.

Ended up staying there for 4 nights and would recommend for a budget accommodation with such perfect location.
Owners were helpful and lovely, offered coffee and bananas everyday with a good morning and a smile.
Wifi worked very well.
Quiet during the night which was good.
Room was simple, clean, comfy and small, but in such cool city you won't spend much time in the room anyway.

Unsure why some of the reviews are poor. Location is great, price is cheap and the owners seem lovely. The room is really small 12sq, so if you can deal with that then everything else is fine. Please don't expect your room to be cleaned every day and water to be topped up like the other reviewers and you will enjoy

Serves the purpose of an economical accommodation, with great location. The place is for the most part clean and the old crusty owner OK, once you get to know him.

Don't book this place. Dirty and owners are very rude. Booked a room with TV, got a tiny room without TV. When I complained about it, owner said I can leave. No room cleaning in 6 days and bottled water only once. Wifi works only at the entrance but not in the room. It also noisy from neighbor restaurant and temple. Owner is only interested to sell overprized tours and bus tickets. Stay away.

- The location is great.
- Room is small, but comfy
- The owner kept trying to sell us tour or the bus ticket to Chiang Mai, which is ok. However, the moment we mentioned that we have the tickets, he no longer talked to us.

Łazienka bez wywietrznika, pokój taki sobie. Sam pokój za taką cenę jest ok, ale obsługa dramat. Właściciel kupił nie te bilety, nie chciał oddać pieniędzy, a na końcu okazało się że bilety są, tylko autobusu nie ma. Jako pokój może być, jako pośrednik absolutnie nie.
