    Very good place for stay one or two nights. Pretty far from the centre but nice atmosphere and you can rent a motorbike and move . It's only one toilet for the first floor that's why I give 4*.

    We may have just had a bad room, as it was a busy time of year, but we ended up checking out a day early (we paid for 2 nights upfront) as we had such a bad nights sleep.
    The room door had been left open through the day so on arrival the room was full of mosquitos. Thankfully there was a fairly heavy duty mosquito net (complete with a number of dead mosquitos already caught in the netting). The fan was so loud and rickety that we couldn't use it for any length of time during the night to keep cool or keep the mosquitos away.
    The room was pretty dark and dingy but at $4.50 a night this was to be expected to a certain extent (although we stayed in an excellent place in battambang for $5 a night so took the risk). The room was right next to the shared bathroom which caused our room to smell the whole night, and the room had glass panels in which would mean the room lit up whenever anyone turned on a light outside to go to said bathroom, or anywhere downstairs.
    Also the bathroom door handle was a serious hazard, basically one big piece of jagged rusty metal.
    Apart from that the staff seemed friendly and the upstairs bar area was fairly nice and chilled (although it closed down at 12 as there were people sleeping in it).
    A very cheap place to stay if you're on a budget and you don't mind roughing it a bit!

    Nice place and staff exept the fan are way too loud and its annoying
    Worth it's cheap price, close to the water and rabbit island but far from the center

    Friendly, relaxed, great value and clean beds. Only complaint is some of the ceiling fans are noisy.

    Too expensive drinks and food. The location itself could be a nice one but they don't work on the environment to keep it in good conditions. So it's pretty wrecked down meanwhile. I got already better guesthouses for less money. For me it's not the price worth

    Being factual in relation to the description made by the owner on the booking site:
    Our room did not have mosquito net.
    The annex is not just a few meters (if not as the crow flies) but 10min walk (800 meters) and you must know the way and outside of the city .
    The room was not smoke-free and even had an ashtray still dirty.
    The room did not have special insulation as indicated in the description of the room and worse it has a window that overlooks the common room and the metal entrance door whose lock does not work (noise important) as well as on the bicycle parking.
    Also, the curtains does not close completely so that everyone sees you in the room / bed.
    Apart from the incorrect description, the floor and walls of the room were dirty as were the bed sheets.
    The door lock also worked poorly. I even had to help the employee open because after 2 minutes he did not succeed.
    I complained to the manager and the owner who finally paid me back. But he was discourteous and inappropriate.

    We only had breakfast here. It was good. But we had to wait long for the food and again for the bill. Even when there weren't a lot of customers. All the guests there where watching their phone or laptop. Service was friendly

    So quiet place, I stayed 4 nights instead 1. A bit far from beach, but it's possible to rent a bike or motorbike on the street for good price. Helpful staff.
    I can recommend for this price.
    Bar and restaurant is really cool, but a bit expensive. (they have free local alcohol in happy hours :D)
