  I stayed at La fenice in June 2015 for 3 nights. It's a nice hotel, surprisingly good for its low prices. Clean rooms, rich breakfast with large choice of fresh meal, hot bread just taken out of the oven, and excellent Italian espresso. Tens of restaurants, pizza, bars and cafes in close vicinity. The hotel is quite not so far from city centre - about 20 min walking. I heartily recommend it!
