I'm going to give two stars: That's the average of a 4 star and a 0 star review.
The good first: If nothing goes wrong, it's a good hotel. The location is outstanding. The facility is clean enough (not to North American (NA) standards). The less visible public spaces (bathroom for restaurant) are not well maintained--cleanliness level is what I would expect to see in a US airport or gas station.
The room is well-lit, and has sufficient electrical outlets to charge multiple devices. The room air conditioning is not up to NA standards (insufficient power and air circulation). The addition of pedestal fans to the rooms would greatly help. The included continental breakfast has very good coffee, croissant, and cold cuts. Their attempts to cater to NA's (scrambled eggs) is laughable--don't try the scrambled eggs. They're not kept at safe temperature. Even considering local standards, this is Italy--not a third world country. Hence, 4 stars if nothing goes wrong.
Here's what happens when things go wrong, though--the room above ours had plumbing problems, and water leaked through the ceiling into our bathroom while we were at breakfast. When we returned from breakfast, my toothbrush and other items in the bathroom were not usable. In NA locations, I would expect an abject apology, an offer to move us to a different room (even though we were checking out that morning), and a substantial discount on the stay. I asked for some compensation for the inconvenience from the person at the front desk--I was told that they could not offer any discount, but that they would try to see if the manager would give me a bottle of wine. (They did).
When we return to Assisi (and we will), we will not stay at this location. The management may respond to this review--but I think that I have stated all the facts correctly.
Room was very small. Very hot upon arrival. Air conditioner was turned on upon request.
In the heart of Assisi. The hotel is in an old building and still has all the amenities you'd expect. Close to the main square and lots of nice restaurants. Parking is problem, but is only a 10 min walk away.
Quality of rooms varied depending on which one you stayed in, regardless of the size room you selected. The hotel is located right in the middle of the main strip of Assisi, making everything very convenient. The servers at dinner were always very polite and helpful. They served tomato sauce pasta for dinner two nights in a row.
Semi clean rooms, carpets on marble staircases loose and dangerous. No hot water for AM shower. Wi-Fi out. Could be nice due to great central location. Needs some attention to details.
My daughter stayed there for 3 nights while my wife and I were up the street. Very elegant lobby and rooms. Food was good. Service was good.
Fantastic hotel in a beautiful and convenient location in the city. The price is very reasonable and the amenities are excellent. I will stay at hotel Dei Priori again.
Other than our room and bathroom being small, the location and staff were outstanding. I don't plan spending much time in a room when I'm on a trip, so the size doesn't bother me. The staff went out of there way to make our stay enjoyable.
