The room is not like the pictures on the website. The room is a bit dodgy with a mattress that hangs off the base, towels that are ripped up, a slap you in the face smoke smell in the room. The smoke smell is really not a surprise though, considering there is a large dirty smokers ashbin (not just an ashtray) directly outside every room door. For ex and non - smokers it is extremely noticeable. There is no space to have any toiletries at the bathroom sink, which is in a bathroom that has not been updated since 1972. The kitchen space is sticky. We were disappointed. On the plus side there is a blow dryer.

Basic 3 star, clean and tidy. Suitcase rack badly rusted. Intrusive noises from adjoining property. Poor water pressure in kitchen. Photos on web site looked much better than actual room - probably pics of superior room. Office flustered when we asked for more toilet paper. No detergent or cloth for washing up. Very poor paint job in room looked worn and not maintained.

Although dated the room was clean and comfortable. Pillows and bed were average. All the facilities you needed and the $5 light breakfast was the best value in town. Would definitely stay there again.

Nice and casual accommodation at the Frankston Motel. Stayed for two nights, the room was clean and tidy, no issues to complain about. Prices are very reasonable and would recommend this to others.

I stayed here for 5 days towards the end of July while attending to family business. The room, although ageing, was very clean and comfortable. It was quiet and not overly bright at night. The bed was excellent and the heating and electric blankets very welcoming. Kitchinette was very functional and I loved the daily housekeeping. Reception staff were very helpful and friendly. A dedicated laundry room with washers and dryer is also available for guests at a reasonable price or you can hang your clothes to dry in your room with the clothes airer which is provided. The motel is located very close to the beaches and it is the gateway to many more scenic destinations. It is an ideal place to stay. I will definitely stay here again but hopefully in warmer weather so I can use the pool!
