You get what you pay for.
The rooms are dirty and the road noise was horrendous. The only good points were the shower pressure was great and it was close to a good pizza shop
Great shower, clean, location is perfect, quiet, free secure parking and nice and cheap. Service was friendly. You can get a better place but you’ll have to pay for it.
Absolutely disgusting. A filthy, dirty revolting place. Photos from room 102 (we didn't end up staying overnight). A total disgrace. Have requested a refund 3 times. This is NOT a three & a half star hotel as advertised - this is putrid and filthy. Favourable reviews on their direct website are wildly inaccurate. Please look through all photos attached.

We were here for 4 nights. Halfway through the stay the room below us had an electrical fire and our room started to fill with smoke. Luckily we had just woken from a nap and smelt the smoke and saw it coming out of the walls in the bathroom and kitchen. No fire or smoke alarms were going off to notify anyone it was happening.
They refunded the last 2 nights after offering us the room next door while there was smoke still pouring out of the room below. They just did not know how to handle the emergency situation. The manager also told me not to call the fire department while I was in the phone to 000. I’m assuming to save the call out fee from the fire department or he was worried about the laundry sitting in stairwells which are fire exits. I ignored and the fire department still arrived anyway which was a good.
If we’d still been asleep when the smoke started filling the room we might not be here to write this review. AVOID this death trap at all costs!
Pillows were like rocks. Bed was 2 single beds pushed together so if you're 5 foot 6 inch or longer your feet will hang out. Room wasn't overly clean Car parking is 1st in best luck & very limited. Only good thing is it's central location to Melbourne & easy to get to from northern or western freeways. Shower had great pressure lol. Probably the worst part is we booked a room on the Internet saying "with spa" only to find there is no rooms with a spa!!! Nor we're we able to get a refund!! So unless you're stuck for a room better options are available. We will NEVER stay there again.
Stayed only one night, but was perfect for our needs. Close to docklands and sports stadiums, I'd recommend checking for local events before booking, since the jubilant Carlton supporters were none to quiet in the large shared courtyard after their victory, which was somewhat expected.
The room was clean and the friendly staff accommodated our request for extra amenities (towels, soaps and pillows) was answered promptly and without drama. Reception is staffed is 24/7. The room had a queen and a single for beds, basic bathroom (looks recently-ish renovated) and small kitchenette with hot beverage facilities, a two seat lounge and a small coffee table. Though tight for space, the room slept three adults quite comfortably, one of whom appreciated the courtyard for its ashtrays, since no one likes to smoke on the street in their pjs.
Parking was a nightmare. I suggest street parking unless you want to try your luck in the tiny garage which might house 10 vehicles, the smaller the better. No reserves on the garage parks and if you get a space, know that it was the tightest squeeze my VT wagon has ever encountered.
You'll stay here for its location (corner of Dudley and Spencer) and price. It's not destination accommodation, but friendly staff and central situation means they will see us again, should we require.
Only attended the foyer area. It appeared to be a bit run down, however due to not being an overnight guest I'm unsure. Reception fairly friendly
The negatives are that our room had a loud air conditioner, and the air con was mounted so high we couldn't reach the on and off controls.
The bathroom shower temperature was no consistent.
The free car parking space was good if you had a motor bike.
The electrical Power points werent level and leaning to one side.
Edge of CBD Hotel with limited free parking (approximately 10 parking). It also has on street parking (free after 5:30 or 6:00 pm to 7:30 am), Walking distance to Queen Victoria Market. 8 to 20 mins walking to near City Circle Route 35 (Free) Tram, Start around 9:15am finish at around 6:00pm Sun to Thu and 9:00 Friday & Saturday. Room looks like need some more works to be done.
Overall with affordable price and free parking (I am more than happy to give 4 stars)
Room was fine. As to be expected in price bracket. Tidy, no frills. Location was ideal for visiting Melbourne City. Close to Southern Cross Station. Parking was handy.
Room wasn't very well maintained. Shower door handle was broken, AC not working, missing light globes for bedside lamps, burnt iron, etc. Staff are nice and location is decent, but would only recommend if looking for a cheap location in Melbourne.
Room was exactly as expected. Great value for a great location hotel (if there for an event at Etihad) that is basic but has all that you need. Simple small rooms, bed was comfortable enough and OK pillow. Bathroom was neat and clean. TV was very cheap and difficult to operate but was fine. Checking in and out was fast and simple and the staff were kind.
Would stay there again.

No lift stair case narrow with suitcase.
Once on our level the first thing I see is a pot plant that is a dead plant and the looks of someone been sick in it.
The room was a good size happy for a good kitchen.
Very dusty needed a good clean fan had a thick layer on it.

Not what I was expecting. To be honest, its not the best place to stay in but at the end of the day, you get what you pay for. The down side is that, although they advertise free Internet at the Inn, the Internet do not work at all. I asked about it at the reception and the lady seemed not interested at all. There is a sign pointing at the laundry room saying its closed between 8pm and 8 am. I went there when it was supposed to be open only to find it was locked. Besides that, all is not doom and gloom as the location of hotel is central to many important areas of the city and we did not have any problems staying there. Cleaningness is average. The room had a bit of smell possibly coming from the carpet but otherwise all good. If you want to stay at budget and do not care about Internet connection, I highly recommend this joint.
