    Very disappointed in management. Life happens and people make mistakes, but management is rude and not willing to work with you, but after reading reviews I do see it is not an isolated incident.

    Their overages are ridiculous and they always seem to be offering better deals but won’t pass any to current residents who actually live here. You would think deals would automatically be shared with current residents who have put up with the bs (gunshots, break-ins, expensive overages)
    And now cockroaches 🙂

    Overall pretty good. Rent is pretty good for what you get. It's close enough to campus and everything else to make commuting easy, plus theres the shuttle. Work orders get filled quick and without issue. Management has changed like three times since I moved in (Fall 2016), but not much really changed for me. Haven't really had to deal with management, so I can't speak to that. Only ever had to resolve an issue with utilities payment, but that went smoothly. Units themselves are pretty nice, more than enough space for the average person, personal bathroom, kitchen area is also pretty good. I do recommend getting either your own mattress or a mattress pad, mine at least was like a wood plank to sleep on. There have been some issues with other residents causing trouble, but between security and local police that's been taken care of pretty quick while I've been there. Only thing holding the Woodlands back from 5/5 is that it's just a pretty good apartment complex. If you're on a budget, this is a great option, but otherwise, there are better options at higher cost.

    The staff is extremely friendly and the maintenance request have always been completed very quickly. I enjoy living here at the woodlands.

    I’ve been here a month, and I’m ready to go. This by far moving to Tuscaloosa has been the worst experience i have ever had dealing with an apartment. I had fraud on my bank account, and NORMALLY a complex will ask for proof of fraud and hold off on eviction processes as long as it’s valid and with thorough communication. BUT NOT HERE. First off when i moved into my apartment nothing was done that i asked to be done prior to moving in, my water is STILL white, I’ve made maintence request IN the front office for pest control because the amount of critters living here is awful. When i moved in i noticed they didn’t clean up because a notice from last September when someone’s car got shot into was sitting on my dining table. There is TOO many STUDENTS working in that front office that nothing can get done professionally, or in a timely manner. My parents were disgusted with the management and staff prior to my move in due to their lack luster abilities to be professional and reasonable. I will honestly say if you’re new to this city, and JUST moved here like me make this your LAST option. I’m not really here for the response from the complex either everyone gets the same response. But make it your business to get in contact with cooperate if you have any issues. SKIP THE LEASING OFFICE. Or if you’re like me keep track of everything for legal matters.

    Woodlands wants corporate profit over customer service
    Had minor issue with bank payment.
    Corrected payment within 45 minutes of being informed in writing.
    Charged excessive fees for Credit card decline and late charges.
    45 minutes from informed to paid. $97.00
    Discussed with leasing manager, they hide behind their policies.

    I would give a negative Star if Possible!!! Terrible experience from beginning to end for both Student and Parent!
    Nasty when moved in, Garbage was usually running out in the road from the dumpster---- of course the smell was always horrible!
    Crime- gun shots, breaking into vehicles all hours of the night! Police agreed that it was not unusual to get calls.
    After 2nd month started receiving overages on utilities. And no matter if anyone was there for 30 days, 10 days in a month (holidays) always an overage as soon as the 1st was received!

    Charged for damage to a couch that was plastic and the only way it would not have torn is if it was put in a corner covered up and not used!

    No one lived in the apartment for 6 weeks --- All 3 tenants had moved out and AMAZING -- Overage on Utilities!

    Staff if RUDE and MANAGEMENT IS EVEN MORE RUDE!

    I never called with complaint or request that anything was ever done!!

    RUN!!!!! DO NOT GO THRU THE HEADACHE WITH THIS COMPANY!

    Trust me. This review will be worth the read.

    To start off, the phone number that you'll find on any site is not the right number; good luck trying to find it, can't really remember how I managed to get in touch with the 24/7 operator in order to be let back into my home. Also, I can count at least 7 times where I told them that the number was incorrect. So, just to start, this is what you're in for living here.

    If you are unlucky enough to figure out what the number is, it's not like your maintenance request/security concern/need will be met or even humored. The security here is laughable, showing up high to just break up a small party or something and not even showing up when people are setting fireworks off and hitting the side of my apartment building. Speaking of the lack of security, there have been multiple firearm discharges and shootings here where little to nothing has been done. Or, even better, has been swept under the rug in order to maybe stop the running joke of calling this place "the hoodlands".

    At first glance it looks like a decent place with nice rooms; which is true for the most part. I moved in without a mattress and my roommate moved in with God knows what on the carpeting in his room. So, if you're lucky, you won't have to deal with that. But then again, track record shows you will and it'll take quite a while to fix whatever issue you have.

    The management is not great at all. I'm not sure if it's the work order making it to maintenance or maintenance following through with the request, but it'd be months before they come out to fix whatever it is. I had a hole in my door for about 4 months and ON TOP OF THAT they tried charging me for it when we (management and I) had emailed back and forth making it clear that I wouldn't be.

    So don't be fooled by the nice pictures at any apartment complex, but please don't be fooled by The Woodlands. You'll have more headache here than imagineable and if you're a student coming here, you've got enough on your plate trying to keep up grades, sleeping, and a social life. There's no point in getting involved in an apartment agency that's only going to make your time here a pain; between the kinds of people that may be living around you, the lack of security, and the lack of caring by the management. I'm sure the owner will comment back on here trying to save as much face as physically possible, probably saying they've changed management and whatnot, but it hasn't gotten better me they've been in control since the top of the year. Don't live here, please. These people running this place, higher up than the students that work on site, need to get the idea that the way things are run around here won't cut it.

    Not horrible but not the best. The management will "do their best" but they are sly and don't care about their residents. It has seemed to be safer since they kicked some of the shady residents out, but they need to get rid of their manager. She does an awful job and so does her little band of conniving staff members. It's too bad that the management team makes people want to move out. I would give it a 4/5 for the look of the community but the rest is a 2/5.

    I had a mostly good experience with the Woodlands while I was living there. However, I moved out midway through my lease to study abroad and had no subletter, so I was still paying rent on my room. They changed management & systems, and ever since then, they have been overcharging me. First they continued to charge me pet rent even after I moved out- officially, with paperwork and all- and obviously took my dog with me. Contacted them for three months about removing it. Took them that long and they blamed it on me and only gave half refund. Then, I realized they had been charging me and extra $20 in rent each month, for five months. Suddenly, in the middle of my lease, my rent just "went up??" No. It's ridiculous and impossible to deal with the staff. I am so sick of it. Super regret having resigned my lease for another year.

    I've lived here for three years during college and I have had very few problems with the Woodlands. I wouldn't live here post-college, but it definitely fits all the criteria for a student living off-campus (plus the convenient drive to Target is amazing). The only issue I really had were bugs (ants, cockroaches, and spiders), but the instances were few and far between and could be dealt with using simple poisons/sprays. Also the amenities are great and the staff address maintenance requests very quickly. (Side note: contrary to other reviewers beliefs, I have never worked for the Woodlands and I am not writing this review for any type of compensation)
