    Living at University Trails was a very nice experience until it was acquired by the Scion Group in March of 2017. When I originally singed with my roommates in the January of 2016, we were promised an upgraded unit with new furniture and appliances. In fact, it was the quality of the furniture that sold me on University Tails.
    The company was acquired by the Scion Group in 2017 without notification to the tenants, and the group then decided to proceed with renovations while we were living in the apartment. They began by removing the upgraded furniture, which we pay extra money for monthly, to replace it lesser quality furniture that comes with less seating, storage, aesthetic appeal. After bringing my concerns to both the UTrails management and corporate, I was met with a very condescending attitude from both. I asked them why they removed the furniture I was promised when I signed, why it was done when tenants were still living in the apartment, and why the furniture we have now is smaller and of lesser quality. To each question, I was only provided with the answer that it's their business model to do so.
    Know that if you sign onto University Trails, you're preferences and needs will be placed behind the business model of multi-million dollar, national student housing conglomerate, whose priority is to make money no matter how their methods of doing so effect their tenants. What's more is that since acquisition from the Scion Group, the overall quality of University Trails has declined. Recycling has stopped, the trash compiles until it overflows, both the back and front gates no longer work, and they've demonstrated a habit of entering the unit for major renovations, such as painting the walls, without notifying the tenant.
    Management has told me that there are more repairs to come, such as new flooring, counter tops, and cabinets that they plan on doing while units are occupied. Know before you sign here, that you'll most likely be inconvenienced by these major renovations with little less than a weeks notice.

    I loved living here at University Trails, until management changed to these Scion people.
    First, it came with a so called furniture upgrade that is in actuality a downgrade. They gave us smaller couches that are extremely uncomfortable, and got rid of the side tables for the living room and the dining room table. So now I have to put my lamp and cable box on the floor. Not to mention, they will be getting rid of free cable. Our bedrooms had spacious dressers, queen sized beds, a nightstand and accommodating desks—now we have smaller dressers, a full size bed, NO nightstand and a basic desk. And when the whole community complained, all they did, as you can see in their comments, is reiterate their $4 million renovations that they hope we’ll all come to see is worth it. Which brings me to management,
    Thirdly, they are the most inconsiderate, rude and apathetic people in that office. They do not care about your concerns or issues, they just want money. They expected people to renew at their “best” rate by the end of November, when they only started leasing the end of October. Now the price is expected to go up a lot more.
    With the downgrade of furniture, and insensitive management, I really wanted to renew but it’s totally not worth it.

    Where do I start?
    First of all, if you like roaches and other bugs, this place is for you! They say they have pest control but it never works. I had roaches on the third floor! How did they even get that high??

    Secondly, the maintenance people steal things from the apartments. They come inside and drink liquor that I leave in my kitchen, and that makes me feel like I'm not safe in my own house. I can't imagine some of these maintenance people walking around with keys to my room too, I don't trust any of them. Additionally, the place itself isn't safe. I've heard gunshots on multiple occasions and accepted my fate. Thankfully I haven't died yet, but who knows what tomorrow will bring. Like I said, I've accepted my fate.

    Thirdly, this place is the dirtiest I've ever seen and I'm a fairly clean person. The dumpsters outside overflow regularly, which attracts raccoons and more roaches (of course) and other fun things. I can't have guests over because it smells like a dump This is ridiculous!

    Fourthly, the staff is inadequately trained and poorly managed. The front office people are there to answer questions about how to rent an apartment and play solitaire. And they can't even do those things well! Not only do the suck at solitaire, but they also lie about which apartment you're going to get. They showed me a model house that looked nothing like the apartment I got.

    FIfthly, they decided to do a full-scale "renovation" of all their "furnished" apartments. I use those terms loosely because they're basically giving us smaller, more terrible beds, couches, drawers, etc. Why? Because their old furniture is getting old and they're pinching pennies. Honestly, just give us decent furniture. Don't take away our dining room table, why would you take away our dining room table?? You're not even replacing them! Just leave your decrepit table and leave us alone! Apartments are barely furnished now and they're treating them as "fully furnished" and keeping the same prices. They might even try to raise the prices because of the "renovations".

    Sadly they're probably not getting sued by their residents because their residents don't have any money. They're taking advantage of lower income students and other people, and that's not right. Don't live here.

    There is no rating available lower than 1-star, so it is with immense regret and profound sadness that I have to contribute something to the average.
    I do not live at U-Trails (my girlfriend does and I visit very frequently), and I am elated that at my apartment complex I do not have to deal with what U-Trails tenants have to. This is a long review but I am hoping to cover all the bases and put into words what tenants have had to deal with recently so people can make an educated choice about where to live.

    The U-Trails complex has had issues since day 1 of my becoming involved with them. They were not prepared with the right keys to the apartment (wrong keys and then improperly cut keys), making for multiple (6+) trips back and forth from the office to the apartment before being able to move in in the baking sun, and inconvenience in having to share keys with roommates, wait for locksmiths, and wait for new keys to be cut. (Just as well we wanted to go out that night and enjoy ourselves after a day of moving and frustration with the complex, hoping someone would leave the door unlocked when we got back.) She has told me of numerous other careless mixups and delays having to do with the mail and other nuances of the apartment itself, but these are not the point of this review, they simply show a pattern.

    These pesky problems would not have come to light, as they are small and simply evidence of bad management and a lack of care for paying tenants, which, sadly, can be all too common at many complexes in college towns. However, U-Trails escalated what is already a terrible track record for behavior and treatment when it crossed the threshold from unprofessional into knowing, willful, and purposive misrepresentation and deception. When looking for apartments my girlfriend had the option of staying where she was: a place that was comfortable, had enough space, and was closer to the Florida State campus. Nevertheless, after touring the apartments at U-Trails she felt it was a better place to be, in part because the bed was bigger (Queen), there was a good-sized desk with four or five shelves, a nightstand with clothing space, and a large dresser with six deep drawers, which induced her to enter into the contract.
    Now, despite being content with the apartment and its furnishings, U-Trails contacted my girlfriend stating that they were "upgrading" her furniture, as they did to all tenants. (Also, they only gave a little less than two days notice [believe they require 10 days notice in writing from tenants to the complex for any changes?]) Not appearing to have much of a choice, and also understanding the word "upgrade" to mean what it says in the dictionary: ' to raise (something) to a higher standard, improve,' she acquiesced. We were then required to empty all of her belongings from each drawer, shelf, and furniture top, and uncover the bed and wait uncertain for hours for movers to come, and more time for them to move everything out and in. The movers themselves had a 'please don't shoot the messenger' attitude after having dealt with tenants before us, who likely felt as shocked and deceived as we did, wondering what was going on and when would we see an upgrade.

    What we were left with was a small desk with no shelves, a smaller harder bed (full), and two two-drawer storage units (so from 8 total drawers to 4) that barely go to your knees, have much less space per drawer, appear used, and are not fun to bend to. She has approximately half of the clothing storage space as she did previously and roughly 20-25% of the counter top space she did for picture frames, a television, makeup, lamp, room for work, etc. and has had to put most things on the floor or clutter the tops until they are unusable. She will now likely have to try and purchase furniture that she can barely afford on a college budget, and have to pay for moving it out at the end or take a loss trying to sell it. Had she known this was how they furnished their apartments, she would not have contracted and was deceived into doing so. PLEASE SEE PART 2

    Absolutely DO NOT move in at University trails. I love there for three years and things got progressively worse as I lived there. Management was HORRIBLE. I lived next door to the people who wound up shooting up the front office, which wasn’t even the worst part. Me and my roommates had bedbugs back in August of last year, we told management, and the issue wasn’t dealt with until DECEMBER. They constantly had one excuse or another for not getting it done. The maintenance guys were awesome, super nice people, but they could not get anything done because the office staff would not put in work orders until day, weeks, or even months after the first report. I’ve been hung up on, or flat out ignored several times. When I finally moved out, they tried to charge me a $200 fee for moving out early! Trash pickup happens once a week and by Sunday, the trash compactor is OVERFLOWING- consider the sanitation of garbage flowing out into the street to where it is hazardous to walk and drive around. Seriously, do NOT move here. They used to have staff that were nice, but since new management (which apparently it’s changed hands again) things have gone to hell. Don’t fall for it.

    Awful. Please don't make the mistake I did, do NOT spend money here. They're taking away our perfectly fine bedroom furniture to give us less furniture and dorm style beds that are smaller than the ones we have now. Some of the people in the office are incredibly rude. My front door key was the wrong key to my apartment. They lost some other keys to our apartment and they have given us less than 24 hours notice about entering our apartment to replace kitchen appliances. The place is big, but that doesn't makeup for any of the things I've had to deal with so far. I moved in on August 18th and I knew I wasn't resigning here by the beginning of October.

    They will show you a model of an apartment that you will not be moving into. They do not tell you that your bed, dresser, and desk will be changed 2 months into your lease, nor is it even on the lease. Bad management. I am paying extra for the same room someone else is paying less for because they decided to renovate it without even telling the residence. wish I could give this place zero stars. I wouldn't wish this inconvenience on anyone, especially a busy college student.

    How are you going to send out an email at 8pm the night before saying to empty out everything from your drawers and remove bedding because you will be changing out furniture in the next two days? This isn't some last minute thing you guys were planning on doing. Over the weekend, I saw workers clearing out the furniture from empty rooms. Yet we still got the message Sunday night about what was going on. A heads up maybe a couple of weeks in advance would've been best. Some of us work full time and go to school full time and now have to deal with this inconvenience. I've been living here for 4 years now and have dealt with you guys having lost my rent checks after they've cleared, then try to charge and fine me for it, but this is the last straw. This level of disorganization is unacceptable and I will not be re-signing my lease next year.

    My son had a situation where there was damaged to his apartment on Sept 18, 2017 and had to move out into a unit without his roommates. Today is Oct 27, 2017 and repairs aren't done and he is not back in. The management at the complex and the corporate office Scion Group is HORRIBLE. They will not return calls or reply to emails and will avoid you at any cost. Their sense of urgency for their tenants is a 0 out of 10. Truly poor customer experience and I would not recommend ANYONE moving here.
    Don't be fooled by the model it is classic bait and switch.

    When I first moved in there were numerous things wrong with the apartment. We have put in at least 3 maintenance requests and after being here for over 2 months, they still haven't come. I payed for the deluxe model and when I moved in there was no deluxe furniture. Now they are replacing the queen size beds with full sized ones! So now I am paying extra for less. All of the neighbors are loud and blare music. I do not recommend this apartment.

    This place is a reck. Rene the property manager is rude AM doesn't get anything done. Move in was on a Wednesday and we weren't able to move into our apartment till the following Monday because of how trashed it was. The entire apartment was supposed to be move in ready yet there was construction going on through out it. Roach problem, immature tenets, and trash all throughout the complex. Don't lease here.

    The pool, game room and gym are great. Even though the pool does need cleaning quiet often. The places are great and lots of college students. It is close to a lot of public necessities such as Walmart,etc.

    Management has change a few times (and so has the name) since I lived here back in 2012 but here's my story:

    When I moved out of the apartment, I asked the management to supply a walkthrough. They declined and said that "I should be fine, not to worry about it." I didn't really care since I had two friends that were still in the same apartment, if they tried to pull anything, I would have them to back me up.

    Fast forward about 3 months and I get a call from a collections agency requesting a payment of $300 for failure to pay Boardwalk at Appleyard. I contacted Boardwalk and they said that they had to replace the carpet, and repaint the room. I immediately called my two friends still in the apartment and asked about this, they said the only thing that had happened since I moved out was they came in and locked the door. No carpet replacement, no re-paint.

    I called Boardwalk back, and told them this, their response was that there was nothing they could do about it, the report was already in collections.

    I've since disputed the charge with collections but of course, it's still on my credit report and will be until 2019.

    All I have to say is, be careful. Make sure you get a walkthrough when you leave and have something signed that says you're not going to incur any additional charges upon moving out.

    WORST APARTMENT EVER. Do not be fooled by the cheap price! I wish I would have spent the extra money and moved into a better place. When I moved in the conditions were horrible. There were bugs in my room, a wasp nest outside the window so I couldn't crack the window (three months later and it's still there), I found belongings to the previous tenant under the bed, the bathroom was FILTHY, the shower head was molded. The kitchen was falling apart, the dishwasher needed to be replaced and it took asking three time to get it replaced, and the bugs are ridiculous. I hope you enjoy the extra protein from the fact they are EVERYWHERE in the apartment especially in the kitchen. The staff is super nice, but that doesn't fix the fact that maintenance is slow. It takes them weeks to get back to you, IF they remember to get back to you, and they walk into your apartment whenever they feel like it. They don't call to inform you they are coming. Numerous of time I have been in the shower and hear men talking in the living room. HELLO, WHO THE HELL ARE YOU?! The apartment is dark and dreary, the walls are super thin and you hear EVERYTHING. Upstairs neighbors, side neighbors, and roommates. The security is weak, and the response time to fire alarms and noise complaints are longer than they should be. But if none of the stuff I have mentioned bothers you, maybe the fact that the wifi is slow and always in and out will do the trick. Seriously, don't waste your time at this dump. The staff is great and super friendly, however that doesn't cut it.

    currently under new management and newly titled University Trails. The rent is all inclusive (electricity, sewer, water, trash, cable, high speed Internet) and is a shirt distance from all campuses. Love that this is one of the few pet friendly inexpensive apartment complex. maintenance comes and fixes things in a appropriately timely manner. Gates are open most if the time but that's really the only con. pool and gym are soon to be renovated.
