The staff at Reeds were awesome . My husband would call for different questions and they were always on top with what he would ask . Very Sweet and friendly staff . Would recommend Reeds to others.

We rented Beach Dreams in Fort Morgan and was very disappointed! It was the dirtiest place I have ever rented. The floors were disgusting. Looked as if they had not been swept in months! There was sand, huge dust balls, dirt, shells, wrappers, twist ties, etceverything on the floors, under the sofas, bed, chairs, tables, all furniture. There was cocoa spilled on the floor of the pantry. We brought our small dog which if he had found the cocoa would have been deadly or if he had eaten anything off the floor would have been a bad situation. I notified Reed Real Estate & sent pictures of the filth & was told because they remain booked all summer deep cleaning isn't done during that time. My response was sweeping is considered deep cleaning? Then was told they could send housekeeping. Why? They were supposedly there a couple hours before and hadn't cleaned. We spent about an hour and a half cleaning because we had to make sure our dog didn't get into anything dangerous. Was not offered any type of refund. Was barely offered an apology for the disgusting dirtiness of this place we were paying alot to rent. Also very difficult communicating with reed, never got emails when they said I would for anything; rental papers, payment, anything. Had to call numerous times to get things done. I also paid to have them deliver a cake and balloons to the location for my husband's birthday, a service they offer. The cake was not secured in the car so it fell and the cake was messed up. I was given a small discount for that but not enough considering it ruined a nice surprise and it was very expensive. The house was also dated, smelled, doors didn't lock or close correctly, the ac unit was very loud and located outside the master which made it very difficult to sleep with the noise. etc, etc in addition to it being completely filthy. Definitely the worst place I've ever rented and the worst rental company I've ever dealt with. They do not seem to care about their customers, only getting their money. We go to the beach every year but will never use reed again. Made what should have been a relaxing vacation very stressful.

We chose Reed Realty based on a recommendation from a friend, and while her experience was a good one, ours was not. We stayed in the unit Happy Hours last week. The layout of this home was nice but the maintenance and cleanliness left a lot to be desired. The pictures online do not show the true condition of the property.
1) First and foremost, the unit was dirty. Large dust balls and candy wrappers under the beds and the furniture had not been dusted in quite some time.
2) Black mildew was clearly visible around the door leading to the deck, on the ceiling and around one light switch in the living room area.
3) The couch in the living room was dirty - sticky from candy and spills of some kind, not to mention that the cushions were well worn with the stuffing coming out.
4) The door leading to the deck from the family room would not close as the screws were stripped and broken off causing it to pull out of the door frame.
5) There were numerous broken tiles along the edge of the kitchen island where the stools were placed; all with sharp edges where someone could be cut.
6) There were numerous holes in the bedspread in the master bedroom.
7) The last two days of our stay, the light on the grinder pump started flashing and water would pool on the ground under our car – to the point that we could not park there the last night of our stay.
Having arrived on Saturday, we had to wait until Monday to talk with anyone as the office is closed on Sunday. The woman I spoke to in the office took a few notes and said they would call and let us know who would be coming to check things out. We never received a call from anyone but they did send a maintenance man to adjust the door, and a cleaning lady (with one small rag and a broom) to wipe down some of the dust and sweep under the beds. Unfortunately, no one ever responded to the call we placed on Thursday regarding the pump and the water pooling under our car.
We don’t ask much and don’t expect perfect. We vacation every year in Siesta Key, FL and have never had an experience like this. While Reed was easy to deal with when we wanted to rent, they took a very different attitude when dealing with complaints; no apology or refund was ever offered. Definitely not what I consider good customer service!
Again, this could be a nice home if it were maintained and deep cleaned. Based on our experience I would definitely not recommend Reed Realty to anyone looking to vacation in the Fort Morgan area.response / report this review -

We rented "Dune it Well" on fort morgan beach and although the layout of the house was nice it definitely needed some updating in the bathrooms and bedrooms. BUT the main concern was that there was BLACK MOLD in all the vents and coming out around them. When we notified reed real estate they sent out a maintenance man who sprayed them with 409 and cleaned it up. We were offered to stay at another rental comparable to ours so we spent our first day at the beach real estate shopping and guess what? EVERY SINGLE place we looked at had this same mold. Please look up black mold and the effects on children and pregnant women. This is a health hazard and any condo or hotel would be shut down immediately for this.

Horrible ! False advertising regarding beds. Only rented because it was supposed to be 1 queen/1 full (company has since updated webpage after confirming my complaint eas true). Both were full size and one had a crater at least 4-5 inches deep in middle which made it not useable. Floors were dirty. They didn't seem to care about complaint and were not too helpful with situation. This company does not provide any start up necessities so pack everything !! Worst vacation ever.

A partial refund? You call $100 a partial refund?? Not even close. Also you claim the homeowner would only authorize that amount? However, I was told by your managers that the partial refund came from your company (prior to even contacting owner) and that you have a call out to owner to see if she would give refund as well. So yet another discrepancy. Still waiting to hear about that follow up with owner.
Cleaning supplies and food left out for guests safety? I never said anything about that except that the floors were dirty. Meaning cleaning crew did NOT clean floors as there was sand and dirt.
As far as welcome pack, I did not receive nor was told about it. So again nothing was provided.
I have called your company a few times and still awaiting to receive a call back. Also waiting for my (refundable) deposit back and (potential) refund from owner.
False advertisment is bad business. People should get what they pay for. I understand you claim she made changes without your knowing but look at your website pictures. Nothing changed (except you listed beds as full upon confirming my complaint was true). The pictures are the exact same as what is there. 2 FULL beds. So yes, it was false advertising as I would have never rented this home. Nor do I recommend anyone renting.
I will not be staying with your company again nor will ever recommend to anyone seeing as this is how you do business. I expect my refund(s) immediately. If you would like to discuss this further contact me as you have my information.response / report this review -

I am overly excited that I came across this amazing team on google!! I couldn't have asked for a better outcome from this power couple. Through my initial contact with Kelvin I knew they would get the job done and they did!! They were able to sell our home without us stepping foot in their office!! Being long distance I thought this process would be impossible but they have done it!! Both Kelvin and April's knowledge of real estate is impeccable and they walked us through the very lengthy process. They fought to the very end for us to get the sale and in a crunch went the extra mile to contract a lawn care company to ensure we passed the final walk through! Their lawyer group was just as amazing!! We can not thank them enough for their help!! We will always recommend them and use them in the future if we ever decide to move back to VA!!

This site states that cat are allowed but when you call the office they say No cat allowed in any of their rentals. Pet friendly does not include Cats. Worked out deal with home owner to allow cat.

We have been renting homes with Reed Real Estate for almost 30 years. Lynn and Frank are some of the best people we have ever known. (however) This year was anything but pleasant or relaxing. We rented "The King House" memorial day week. Upon arrival we find a construction worker has removed the railing around the entire deck! We have six children and my 87 yr old mother with us. We then discover the entire house is filthy and in a state of disrepair. Under the home is a trailer load of debris and nails and screws and old decking covering the concrete and sand around the house. It was mid week before we could actually relax a bit after getting the home somewhat safe and liveable. The door opposite the beach looked as if someone had broken in and the deadbolt wouldn't lock. We paid over $3,200 to stay in the king house. To the owners: You should be ashamed of yourselves! You also owe us a refund! The photos of your home need to be updated. Not sure we will ever come back

We had a great time in this house. From the time I spoke to the home owner to getting our keys. Everyone made our trip enjoyable. The pictures do not do the house justice. The room we had and the restroom between the a jointing rooms was perfect for us. Need more pics of the house.
We will definitely stay again. A perfect short walk to the ocean and the view in the morning while doing my daily devotions was amazing. I cannot say enough about our stay.

We rented Southern Comfort the first week of June 2015. It was absolutely one of the loveliest houses we have ever stayed in at the beach. Plenty of room for everybody to spread out. A bathroom for each bedroom and a great laundry room.
The kitchen was great for cooking for a large crew. It had everything we needed to prepare big meals.
We spent a lot of time on the porches. The back porch looked out over the bay and the front porch looked out over the neighborhood tennis courts and pool.
We had about a 2 block walk to the beach.
We will definitely tell our friends to call Reed Real Estate to rent.
