Can you give 0 stars? How does Demetrios have a 3 star rating?

Take pictures with any landlord. Make copies if you rent from this guy. Like most Athens landlords he does not obey tenant landlord laws. He bought the property that I lived at in college and then bait and switched us telling the residents that he was planning to fix the property up. He sent his cronies in to "asses the property" but really they were taking pictures and snooping through our rooms trying to build an eviction case. The judge laughed him out of the courtroom.

Never got a single ounce of truth from this nut. Don't trust him past his height. He sued his brother. What more can I say?

This place is TERRIBLE. Stay away at all costs. Management is not helpful and never respond to emails (Kind of like my last email to you Rachel). We moved into a dirty apartment in which return we left dirty and are now being charged for it. Some of the charges I will gladly pay, but $1,500 in clean up fees? This place is a laughing stock. Our windows did not fully close. During the winter our electric skyrocketed as our windows we're letting extremely cold drafts under them. This was all caused because of proper installation (confirmed by their own maintenance people). Their solution? Sairan wrap around our windows. Pretty awesome solution for paying $1000 / month. I just recently read on Facebook another gentlemen being charged cleaning fees after 3 people spent ALOT of time cleaning. Seems to be a reoccurring theme with this mighty establishment.

The fun doesn't end there. We had black mold grow in our bathroom 2 times because of a terrible vent that looked to never be cleaned. We contacted them multiple times about this before contacting the health department directly.

Oh wait, there's more! Our bathroom ceiling leaked multiple times and they just slapped up some temporary putty from time to time. My car was hit in their parking lot because they did not have parking spots. It was one black topped area that had no lines. Parking passes? Yeah, they give them to you. My solution, give them to a friend coming in for fest season for a charge. You'll make money because they don't enforce illegal parking. Don't forget the nail heads that were for some reason embedded into the concrete.

The dumpsters were overflowing the entire moveout weekend. I'm not sure why I would throw trash on top of other overflowing trash to cause a huge mess. I had contacted Rachel about what I should do and she just decided to ignore the message like many others.

Let the reviews speak for themselves. I'd be willing to bet 90% of the 5 star reviews are made by fake accounts from their staff. Do yourself a HUGE favor. Go rent from a reputable place such as CAPSTONE PROPERTIES.

One last thing. If you post something on your personal social media accounts about these slum apartments, their staff (Rachel) will go out of their way to harass you about it. Luckily she only tried with one phone call. Was able to make a phone call after I was out of their apartment, but could not respond to emails while I was in the apartment? How convenient.

I have lived with Prokos Rentals for almost 5 years. At times things have been confusing between property manager and tenant. But with everyone's life there comes a time when bad stuff happens. Overall, I have had a great experience with Prokos. Any administration of this company has always been understanding of my needs. The key was communication. And as long as I communicated my needs or problems, Prokos has always been able to accommodate. Over the past two years, I have especially worked with Rachel Shaw. She has been the most amazing experience of this company. The most professional manager at Prokos Rentals. Any time I had a problem and I wasn't being heard, I would call her and she immediately made things happen. And on days I was stressed financially or other things were building up I was able to call her and vent. She wouldn't dismiss my problems. She would listen and she actually cared. This woman deserves an award! When I told her I was ready to move on to a bigger housing for my transition to O.U. she worked dillegently with me. Willing to do whatever she could in her power to help my transition. Unfortunately, we could not find a place with Prokos that met my needs on such short notice. But she helped me to the very end. It is a sad month (April) as it will be my last month with Prokos. I have no regrets with my choice of company in terms of renting. And I would highly recommend anyone to try Prokos Rentals before judging.

Very very unhappy with this company. Changed and tampered my lease illegally days before move-in date over the summer while away on military duty. Very unprofessional staff. I could write a book on what this company has put me through and feel sympathy for all of the others that have been put through situations like this. Bad reputation they have and there is a reason for it.

I cannot begin to explain how AMAZING Rachel and Prokos are. Our car broke down about 20 minutes out of Athens and Rachel helped us so much to rent one of the cars. She was so nice and patient (even that we came 20 minutes before they were closing) and made our stressful day so much more relaxed.

Wow! What an incredible rental facility! Rachel did everything she could to make our experience both comfortable and relaxing. I would highly recommend this business to anyone in the area renting anything, especially a car! Completely turned around a really stressful situation we were having and gave us a great day!
