My husband and I have lived here for about three years. We’ve never had a problem with the staff, repair requests being addressed, pests or anything else. So, it was such a shock to read some of these reviews. I believe that the complex goes above and beyond by having multiple neighborhood activities for the community such as movies at the pool, cookouts, back to school activities and much more. The maintenance crew even came to install our ceiling fan when my husband and I couldn’t figure it out. Our apartment is a great value and we have tons of space. I love it here and would recommend it to anyone that’s looking for a place with lots of space, quiet surroundings, and a family-oriented environment.

We liked our stay at the apartments, my bad review is for the manager who lie'd and over charged me after the contract ended. He seems like he enjoys charging for every damn thing!! You suck buddy.

I really appreciated the opportunity to live at this apartment. Although I had some issues with a neighbor a couple of floors up, it was addressed by management. Cumming is a very expensive place to live given the income levels of the surrounding neighborhoods, so finding this apartment complex right in the middle of it all was very convenient and affordable. The layout was perfect for my particular needs given the fact that there was a nice study and spacious den that I turned into a dining room. If you're needing to downsize, get back on your feet or are just starting out, this apartment community is the place to be! The pool area is very nice with grills and lounge chairs and a well-maintained pool

We have had a horrible experience living here. Upon moving in no one walked the apartment with my husband which is typically done before moving in. Upon moving in the apartment was extremely dirty and there were many thing that needed repaired. My husband stated this on the sheet he was given but not all of the items were addressed. We then realized the air conditioning unit was leaking water into our babies closet. It was an extremely frustrating process to get this issue resolved. There was no communication between the management and the maintenance people. After they replaced the padding and "cleaned" the carpet it continued to smell like mold. We spoke with both a maintenance person and the front desk and no one followed through with the complaint. The frustrating part about this whole issue is we told them that both my daughter and husband have asthma. ?? Finally, we realized as we were packing to move out the master toilet was leaking and after checking guest toilet we realized that it was to leaking. These are by far the worst apartments we have lived in and we are just thankful that this was short term while our house was being built. I guess one might say this is ok if we were paying next to nothing to live here but we were paying over $2000 a month. Basically a mortgage. ?? I WOULD NEVER RECOMMEND THIS PLACE TO A FAMILY. If you read some of the reviews there tends to be a common thread. This place is disgusting and not worth the money. Read less

Trash apartments. Maintenance is non-existent, bugs a big problem inside apartments, overpriced and gives a feeling of a "trailer park" sleazy feel for the overall community. Don't rent here.

MOLD!!! I have had to move out due to mold ! The mold caused my 6 year old to get pneumonia and they want me to pay the remainder of my lease! This is absurd!!!! The grills were constantly out of gas so you could not use them at the pool. We had a problem with bugs as soon as we moved in until the day we moved out!! Would NOT recommend anyone subjecting themselves or family to this complex!!

My boyfriend and I have lived here for almost 8 months now and have had nothing but issues with this apartment complex. After the application process and being approved for our apartment, we were told what day the apartment would be ready. Upon move in day, we came at the designated time to pick up the keys and were told the cleaning crew hadn't even started on our apartment yet. Since both of us work late hours, the receptionist told us since the office would be closed by the time we would be able to actually pick up the keys, we could get the keys the next day or they could LEAVE APARTMENT UNLOCKED AND THE KEYS ON THE COUNTER. Totally irresponsible idea. At this point we had already paid the deposits and fees as well as the prorated rent SIGHT UNSEEN. Shame on us.

When we finally had the keys and were able to go in for our INDEPENDENT WALKTRHOUGH, what a scene we walked in on! From what we found, the cleaning crew had only vacuumed and wiped down all the counters. Thankfully they left the dirty cleaning gloves on the counter so we could actually finish it ourselves! There was still hair in all the drawers and on the linen closet shelves. There was a hole in the wall behind the front door, rust stains from condensation above the shower, and the best part!! The previous tenants had kicked out the baseboard under the kitchen cabinets and had replaced it with white painted cardboard!! We contacted the property manager, Garret, immediately the next morning. He told us things like, "I'm so sorry, this is unacceptable, and I don't make excuses." Well after all this talk the baseboard still haven't been fixed.

About 3 months into our lease, we realized our freezer leaks water down into our fridge, flooding the drawers and shelves and ruining our food. We put a work order in for it and still haven't been acknowledged and our freezer is still leaking.

The parking is rather aweful. Golf carts, jet skis, and cars with spiderwebs increasing in size on the tire wells take up prime parking spots. The drivers of the complex are horrendous. One of our friends in another building was backed into while she was trying to leave. And the speed bumps are the size of Mount Vesuvius and nearly tear up the underside of your car with every pass.

And tonight we just realized that one of the AC drains is apparently backed up and has been leaking water all over the floor of our utility closet, hope the two floors below us don't have a problem with water dripping down to their floor since it appears, with their track record, management won't be doing anything about it. We will be going up to the office tomorrow to have words.

Long story short, the rent here is too high for what you actually get. The model that they show you is a facade as opposed to what you actually receive. Management doesn't actually respond to your requests/issues. DEFINITELY WON'T BE RENEWING OUR LEASE.

It's been a nice place to live and I appreciate the help with having to find a different apartment at the last minute. I see that the grounds are being improved, which adds an extra nice touch. However, some of the neighbors should be a little more respectful.

Pool area is really nice. The apartments are nice too. They're in a good school district.

Lots of speed bumps, if you live farther down the complex it can get annoying and probably isn't the best for your car.

I am staying in this community since more than 2 years now .office staff is very nice and helpful . The manager and everybody very nice and friendly . You can say it is now my home . After finishing my job , when i enter the community ,it makes me kind of feeling " I am Home " (Like my own real home ) . Then what else you need more then that ?
