Lived here for 2 years and never had any major problems. Maintenance requests were usually handled quickly and the office staff was always friendly and helpful. The apartment itself wasn't glamorous but it was fine for a college student looking for fairly cheap rent. Walls and doors are pretty thin so neighbor noise can be an issue, but if it gets bad enough that you make a complaint, apartment security responds quickly. Overall a good place to live.

All this company cares about is getting your money. It has been said in the reviews time and time again. These people will not hesitate to take each and every one of your cents. Be very very sure to tell the management that you DON'T want to auto-renew for a second year, or they will HOLD you to another year contract. Anywhere else, seriously.

I have a friend who lives here. He said the service is legendary. Report a problem before you head to work and it's repaired by the time you get back. Only complaint is the maze-like layout when first visiting.

The apartment themselves were perfectly fine. The staff is friendly and helpful, the location is nice, I enjoyed my time living there. Except one little thing.

I cannot express this clearly enough. If you sign a contract with them, state clearly and plainly that you are not interested in automatically renewing your apartment lease. Write it on a piece of paper, and give it to the property management. It doesn't have to be notarized, just trust me, don't make the mistake I did.

I forgot to cancel this automatic renewal and now I've been paying for an apartment that I don't even live in anymore. I can't even get a key for the place. I have published ads on multiple websites and have directed 37 people (at the time of writing) towards the office as potential renters. I am not claiming that there is any malice whatsoever on the behalf of the apartment complex, but having some kid pay for an apartment that will go untouched seems like a much better deal than having someone else come in and possibly damage it by living there.

At the time of writing, it has been on the market for at least 3 months. Three months of which they state no one is interested in renting apartments. The three months of summer where all of the new students flood into a college town for school. Again, I'm not claiming intentional malice, but it seems like they aren't even trying.

I get it. I messed up. I was issued a proper notification and I didn't get around to it. I'm not blaming my problems on them. I'm just trying to help other people out from getting in the same situation that I'm in.

Do not, I repeat, DO NOT assume that the apartment complex cares about you or your situation. They are a business, plain and simple, and they will rely on predatory real estate tactics like automatic renewal contracts in order to make an extra buck.

I mean it, write it down on a piece of paper after you sign rental contract - "I am not interested in automatically renewing my lease" and tie it up with a bow in the form of your signature and the date.

Besides that, the apartment was honestly great and I enjoyed living there.

Oh, and one time someone stole my package in the mail, tried to turn it into the office, and then the office said they couldn't hold it for me, so they let the guy walk away with it. This resulted in me losing a rather valuable item in the mail and no one from the office could remember who it was who took it.

I was having difficulties with apartmenti was frustratedbut the staff has hand over foot tried to accommodate me. I have a lot of respect for this staffmy hates off to them.

This apartment is suck!!! Please avoid living in there. It's never the cheap leaseing payment for the quality of the apartment. Noisy ( it's really the serious problem, insane neighbors), too old and dirty.
first of all the management doesn't care about anything whatever you complain about problems.

Staff was friendly and the apartments generally cheap, but the apartment itself was absolutely disgusting. I stayed in one of the older building and it reeked of mold and cigarette smoke that not even an air freshener could get rid of. Complained about people smoking on the floor above me three times with no reply, and the smell was so bad I sometimes couldn't even stay for more than an hour because my lungs would start to hurt. There were many other problems, but that was the biggest one. Until the policy that smoking indoors is allowed changes, I probably won't be coming back.

One of the best in Lawrence. The management and maintenance is top notch. The area is very close to campus with two bus routes nearby. Place and apartments are well maintained and beautiful. Though the old apartments are bit noisy sometimes. You can hear your upstairs neighbor jumping around.

I have lived at Meadowbrook for nearly a year now and I have found it to be an enjoyable experience. I lease one of the Plan 435 studios which come fully furnished with the option of a Murphy bed, which I didn't use. These units are designed nicely and the space is organized in such a way that it seems more segmented than some studios I have seen which feel like a big box. Ventilation is not good in these units however, but that's what studios are like. The unit was simple with no frills, but functional and the few maintenance issues I've had were fixed promptly and courteously. I have never had a bad experience with any of the staff and found everyone I dealt with pleasant and helpful. I was surprised at how quiet my building was, I was expecting it to be louder during the school year with mainly college students living here, but I have never once noticed any noise. The closet space is HUGE for such a small apartment and was a nice bonus. The bathroom is a decent size too and there is ample shelving, sometimes an issue in studio bathrooms. My only major complaints about the unit is that the water temperature can be wonky, the difference between lukewarm and burning is about a centimeter on the dials. No pests in my unit, but there was a bird's nest in the roof of my balcony and the bird crap was difficult to get off of the balcony. Also, the laundry facilities in my building were not great, one or two of the machines were frequently out of order and Jetz, the machine service, never refunded my money the couple times I lost it. Overall though, if you are looking for an affordable and pleasant place to live, especially if you are going to KU and want to be close to campus, I would highly recommend Meadowbrook.

Catelyn/Catlyn (or whatever her name is) was incredibly rude and unprofessional. Couldn't be bothered to show us around the apartments, despite our obvious interest in leasing. Sucks to suck, Meadowbrook. You will NEVER get a dime from either of my two college-bound siblings.

I lived here for my last two years of undergrad and loved it. Quiet apartments, good prices, and nice management. Staff was usually quick to repair things and never had any issues.

Staff is very friendly, and they actually care about their residents. Maintenance is always quick and handled well, and they make sure it meets your satisfaction. Rent prices are incredibly reasonable for the location. I'd recommend anyone to live here.

I was very impressed overall. Lived there for three years, almost four. The front office staff were incredibly kind, the maintenance crew was speedy. When it came time to move out, the nice woman who walked me through the process of what I needed to do to get most of my deposit back was phenomenal.

Only complaint, I had issues with this black beetles with the red backs consistently. It was a ground floor apartment. Everything was fairly well sealed, though, my electric/gas bills where never astronomical.
