Las Brisas hired another bug extermination company and had them spray my apartment. I am happy to say that I've seen SUCCESSFUL results and have been roach-free for almost a full 2 week period. I have increased my rating from 3-stars to 4 stars for this reason.
Occasionally, the gate doesn't work still but the leasing office staff is always quick on repairing it, so thank you ladies!!!
ORIGINAL REVIEW:
I've been a tenant for 3 weeks and I am here to give an honest review.
I live with my boyfriend and 2 small animals.
PROS:
- i have a recently renovated unit, so the cabinets and floors and counter tops have all been restored. granite-ish counter tops and beautiful dark grey laminate-wood floor throughout the unit. Dark wood cabinets with beige walls. It's a pretty little apartment, at 500 square feet.
- the lawn is always green and trimmed here, which my pet and I appreciate. I enjoy taking my dog out for a walk. My "front yard' is always green and makes me feel like i'm living in more of a "home".
- This is a quiet apartment community. I was a little surprised at how quiet it truly is. I am not a fan of kids, and I don't see many here. I have not yet been bothered by any noise or foot traffic, and my apartment is on the main parking strip, so that says a lot.
- The maintenance team here is fast. I've had two maintenance submittals which were completed within a day or two. I also appreciate the convenience of submitting a request online. It's a very easy online system that I can do many things from, including paying my rent.
- The leasing staff up front is very sweet and professional. Sana, Elizabeth, and Donna have always helped me with a smile with any question or concern I had.
WHICH BRINGS ME TO THE CONS..
Cons:
- There seems to be a cockroach issue here at Las Brisas. After reading reviews prior to moving in, I already knew this might be a potential issue. After discussing their active approach, my worries were put at ease. Every tenant must pay a $10.00 "maintenance" fee, which bug termination is included. Unfortunately, it is not mandatory for every unit to get sprayed, it is up to the tenants discretion. Of course, after only a few days of living at my new place, I started seeing cockroaches. I informed management, and my unit was sprayed the following week. Unfortunately, I haven't seen any improvements thus far. Cockroach activity is still high, particularly in my bathroom and kitchen area. I don't know what else to do. Spot spraying won't do anything for my case, as the cockroaches are in the walls and coming from the vents and attic of the building. I understand that this complex is very old in structure. I just wish something more powerful could be done about the cockroach infestation because I know my neighbors have the same problem.
- The gate that is supposed to close every night at 7 doesn't always work. It's only in operable condition about 30% of the time. I don't understand why I paid $50 for a gate key when I've hardly had to use it. I wish the gate would work when it's supposed to. These aren't the cheapest apartments but that is okay, I don't mind paying for the things that are important to me. Such as safety (closed gate), bug free house, and quiet and well maintained.
With the exception of the cockroaches and gate that doesn't work all of the time, I would recommend these apartments to a friend.
I really do like my new apartment and can't wait to see the improvements to be made!response / report this review -

This is a decent place with good and fair management. While not first class, it it not the slums either. It used to be worse, but the company is putting in the time, money, and talent to improve the place. Be open with the management, kerp to your contract, and this will be a decent place to live.

DON'T MOVE HERE!!! worse place to move to ever. the pipes are nasty water come out brown, there was brown water coming up out of the bath tub! and when maintanence unplug the pipes from outside they leave all the poop/tissue on the ground. roaches everywhere no matter what you do to get rid of them. maintenance is rude! and lazy! it's always dirty outside. water was out in the whole complex at one time, also lights at one time, but every time something like this happen the office is closed like they run away from the problems here. I hate it here can't wait to move!!

DO NOT MOVE HERE! Puts tenants at such an inconvenience with redoing the asphalt! Car got towed twice once while in the complex and again while parking in family dollar! Couldn't you work out an agreement with them if you're going to have entire front parking blocked off?!?! Bad planning. Money for asphalt should've been used for useful things for the apartments like doorbells, peepholes, screen doors, etc.! And also they couldn't even notify us that we could park across the street at Staters, the tow company had to tell me!!! Extremely unprofessional and I regret moving here!

Worst place to live in!!!!!! We lived there for 6 months which were the worst months of my life!! We lived with cocroaches and RATS!! yes you heard rats. Told the office and they NEVER believed us. My husband has proof and PICTURES. I WOULD NEVER RECOMMEND THIS PLACE TO ANYONE EVER IN MY LIFE!!! JUST A DISGUSTING APARTMENT COMPLEX. THE ONLY THING GOOD IS THE FRIENDLY STAFF THERE BUT EVERYTHING ELSE SUXS!! I WOULD GIVE ZERO STARS CAUSE THEY DONT DESERVE ONE AT ALL.

I just have to take a quick minute to say how much I look forward to coming home. I've lived here for just over a year and I would never have been able to say that a year agoIt makes me sad to see all of the negative reviews but some of those complaintsA year ago were true. But the apartment complex is under different managementOr has a new owner..The onsite manager that is always on point is Sana. She is super sweet and I even one morning when I was super short with her because someone had parked in my spot She stayed professionalI appreciate her understanding and how quickly she acts to resolve any issues that come upShe really cares that the tenants are happy. I feel like home is my favorite place to be. It's not to expensive and for a small fee they let you have your petsKeep up the hard work.

I lived there back in 1989-1991 when they were called the Rose Garden Apartments..at first wasn't bad but then it started to get bad. A lot of the criminal activity flooded from the complex up the streetRent is too high for both Studio and One bedroom. And in order to post this review had give it at least on star its no even that.

Lived there for a year and it was infested with cockroaches, sprayed myself and the apartment sent out they're own exterminator and they would be back within a couple days. Would give this place no stars if possible

I loved living here I lived here for 8 years and had to move for better career opportunities, management is super professional and always handled all my issues in a timely manner the assistant manager Elizabeth is a sweet heart she did whatever she could to make my stay as pleasant as possible and I will miss living here and if I ever had to come back i wouldn't hesitate for a second this is a quiet and great place to live thank you las brisas for my wonder 8 years of great and happy memories.
