I still live here for going on 2 years, and we will probably renew agian and I have never been late on my rent, I just want what we pay for, that's it and Gated Community is part of it. So Gates never works, always blaming the gate company. So get a GOOD Gate company, just like your pool guys too and get a GOOD pool company. We all pay good money here, quit being cheap! NO Excuse for trash piled up or any trash on the property, and Gates should work 11+ months out of the year, They have only worked 4 months this year. I will update this later. 11-18-17 Last week I watched there so called GATE Guy, civilian worker, no uniform and is personal car, his tool are slim and he scratched his head more than fixing them, and it's been messed up every since. I have a lot of Picture too, which will be on here soon, to show all the proof. I will wait for them for the right time. Your reply is false, I been here going on 2 years. I feel sorry for the owner's when the see all the rotten wood on there buildings. Also on your reply last week. It's NOT about MY expectations, It's about Providing what YOUR tenants Pay for

We lived there for 2 1/2 years. When something broke it was fixed in a timely manner. It is managed by a large company so don't expect reasonable on negotiating rent or moving date. If they didn't keep raising the rent I might have stayed.

BE AWARE, THIS PLACE IS AWFUL & OVERPRICED.
I’m a current resident here and pay over $1500/month to live in a QUIET and gated community. Those are far from what it is here. Before you take me wrong, I understand this is an apartment but the noise I’ve been dealing with from my upstairs neighbors since the day they’ve moved in is beyond ridiculous. It sounds like my ceiling is about to fall in, and constantly creaks from them STOMPING EVERY SINGLE TIME THEY WALK. The office hasn’t done a thing about this and I’ve called them to complain SEVERAL times. All my pictures on the wall I’ve taken down because they’re crooked from them walking, and took all the stuff off my refrigerator because it was sliding and moving due to them stomping around the kitchen all the time. THESE PEOPLE DO NOT CARE ABOUT THEIR RESIDENTS, JUST WANT THE MONEY.

I love living at LLC! I live on the second floor, have people above and below me and have never had issues hearing them. I love that their pet friendly as well. My boyfriend is a big fisherman so he enjoys having access to the dock. I'm glad I didn't listen to the reviews on google because this place is great.

I've been living in these apartments for one year an the first week I moved in I had a bad water leak and not only that but these apartments have a lot of bugs not only that but once you're lease is up if you want to move into a bigger apartment or a two bedroom you have to apply all over again and you also have to pay another pet Fee! I wouldn't recommend lake Lanier club apartment to no one!!

I have been a loyal resident for 6 years. Great location, great views of the lake. Until recently I have been satisfied. There are several maintenance issues that the management has been made aware of and they have either refused to act or have been negligent. I'm still waiting on maintenance to respond to a request from two weeks ago. I used say this was the place to live; I'd look elsewhere first.

I have lived here for over a year and and the internet is really terrible. You only have ONEEE option because of a contract they have with Direcpath and that company is terrible. All you have to do is look it up and see the same complaints across the board. Anyone that relies on internet for work or anything at all AVOID this place at all cost. I pay for the highest package they have to offer and it is NEVER reliable and only creates frustration and headaches. The worst provider I have ever dealt with in my life.

Rent after your first year also gets tremendously jacked up in prices so its clear living here long term is not a goal of theirs hence why things are slowed to be fixed if at all. The gate this past year has probably worked about two months out of the 12 i have been here. I have dealt with centipedes, roaches, and other bugs while living here. The garbage disposal tends to overflow from time to time.

I have not had any negative interactions with the staff so I guess that is a positive thing! I have talked to quite a few neighbors and all of our issues are pretty much the same and more but I can only speak for my own experience.

The one thing I really have to say is I am looking forward to leaving real soon. Not many things bother me much but my time here has been unpleasant to the point where I feel others should know about what they are getting themselves into.

Oh yea and the internet. terrible. So bad it has become comical.

It is a decent place to live, but there are a few issues that have negatively impacted my opinion.

The fees are ridiculous and unnecessary. They nickel and dime residents while they're here and then jack up rent when their lease is up. Clearly they don't actually want anyone to live here long term, and probably prefer it if people don't so they can collect on application fees. I was fined for my billing not being set up properly, which was completely a result of negligence from the front office, despite me making the effort to try and prevent it. I then got fined again for the exact same thing, but they justified it by saying my billing wasn't correct during 2 separate billing periods. They then tried to fine me AGAIN for the exact same thing, months after I had completely resolved it, but they backed off when I showed proof it had been resolved.

I also discovered a rat infestation in the walls of my apartment less than a month after moving in. Pest control seemed to pretty diligent in dealing with it, but it was not fun having to catch and/or kill rats virtually every night, and deal with the other problems and stress that arise from having rats raid and defecate/urinate all in your kitchen.

The workout facility/clubhouse has seemingly been abandoned by maintenance. Five out of 6 treadmills in the gym have been broken for 6+ months and the only 1 that is usable is hanging on by a thread. Furthermore, I don't think there has ever been soap in the bathrooms of the facility since I've lived here.

They have an exclusive contract with DirecPath for TV and Internet. If they tell you that you can choose any internet you want (which they did to me) they are lying, because you will quickly find out by calling around that no other providers are able to come here. That being said, I have not had any problems with DirecPath yet. I know a lot of people have had horrible experiences, but it has been fine for me so far.

I have never really had any problems with any neighbors, other than people not being able to keep their dogs quiet (there are TONS of dogs here, which doesn't really bother me, but might be a problem for you).

The gates seem to be broken a lot, but you can't really blame the front office when some drunk idiot drives into one and breaks it every weekend.

The grounds are kept very well and the pool is pretty nice with a good view of the lake, but I would not let that fool you into thinking this is a "luxury apartment." It is far from a dump, but it does feel like they try to make it look like something more than it is to prospective renters by focusing on the appearance.

they are nice when they're getting you to sign, but after that, forget it. mold is on every window (they even get you to sign something about it) and the craftsmanship of several areas leaves much to be desired.

This place has bed bugs. They refuse to take care of it and it will spread. If you live here, it won't be long until you get them too. The staff are trashy and rude. Specifically a woman named Becky. They DO NOT take care of their tenants. I give it negative 5 stars. Please don't move your children here.

Air conditioning has been broke since we moved in. September 2016-today is January 28th, 2017. They've brushed off every attempt we make to request it fixed. It has reach 80 degrees inside our apartment multiple times. Which is unacceptable as we have a 5 month old infant in the apartment.
Office seemed disinterested when we went recently to seek resolution. Gave us some bs email and said just email out concerns. Maintenance guys can't figure out what is wrong (although those guys are awesome. Only reason I'm giving it two stars). But our apartment not having AC for months is beyond ridiculous, considering we pay over a grand to be here monthly. They've closed out work orders for the AC as "complete" without having repaired anything. We are currently on our 5th submission for the same problem, because they keep closing them as done.
I'm not one to typically leave reviews, but this place does not care about tenants. Once they've got your money and signature, they'll just brush you off and ignore any trouble you may have. What complex leaves a family with a baby without ac?

This is not my first rental experience, yet is my first "Luxury Apartment Home", and contrary to other reviews I consider it such. I initially signed a 14mo lease which is soon for renewal, which I'm more than anxious to do. The rate is steep, however, the amenities are beyond comparison the 2 exotic pools, with an amazing lakeview, even to include the sunset, lakefront w boat dock, nature trail to a private beach on the gorgeous lakeside of Lanier, tennis court, fitness facility and luscious grounds I can store my kayak on my balcony and walk a short distance to the water's edge.
My primary complaint involves the other tenants and the breezeways 1) some other tenants have less regard for others, particularly units above, as I can hear heavier footsteps at times, all hrs of the day & night (although a floor fan works wonders during the nighttime hours) and some have less regard for others at the pool area with their loud radios. HOWEVER there are many times I'm one of a very few at the pools. 2) The breezeways of the entrances desperately need pressure washing and would improve the appearance drastically when arriving and exiting HOWEVER, the grounds are luscious and I truly feel I'm in a vacation resort, which is exactly what I desired. I've never had maintence issues, and once when I suggested a minor bug concern, the contracted pest control agent reported immediately. Some residents may complain, yet some are seen with their filled trash bags on their balcony, something that could remedy their issues and may be a management consideration.
I do wish I could save money, but I also know I cannot possibly receive such amenities and outstanding location as Lake Lanier Club anywhere else. Yes, this is a Luxury Apartment Complex !
