I lived in these apartments for 3 years ( 1 bdrm, 2bdrm, and 3bdrm). I really enjoyed my time here, the prices were fair and the staff is awesome. Maintenance is usually pretty quick to follow up on any requests. I would recommend holiday apts. It's a quiet area, close enough to everything and even the staff at the gas station are nice!

My husband and I lived in these apartments for two years, and thought it was a great place to live. The management was friendly and helpful. Every time we had a maintenance issue they were quick to fix it. The rent is cheap, and the location (near the interstate, but also near a bus stop that goes to KU) is great. It's also a good place for people with pets to live, as they charge a pet deposit, but no monthly pet rent.

I was going to rent a property from them and they were very laxidaisy about getting back to me regarding my application. I called them three or four times a day to see if they had processed my application and they had not after a week of having my application. I am on vacation now in Pensacola, FL and found out this morning from the property manager that the manager of this property didn't want to speak with her regarding my property and that he asked to speak with the landlord of the property. She felt as though he was trying to over step her so she refused and for that reason he didn't approve my application. I am a Corporate employee at Hills Pet Nutrition and I have never experienced anything like this in my days. He made me feel as though I was a liar and was trying to lie my way into the apartment. I asked him why didn't he call me to at least let me know that he decided not to rent to me because of the confusion with the property manager, and he stated that because he checked the phone number that was provided on the application and it was registered to a person who lived in the building a few doors down that he wouldn't approve the application. I said yes that is where the PROPERTY MANAGER lives lol. He also stated that he felt as though he didn't need to call me back to let me know because I went from calling three or four times a day to not calling at all. AGAIN, I am on vacation which is why I was trying to figure this out before I left because I wasn't going to be calling him everyday! This is something that even I being in customer service know that you should at least have the decency to call me and let me know what's going on. I am not upset that they will not rent to me, I am more frustrated that no respect was given to me with a phone call regarding the decision that was made. He was very rude and argumentative on the phone when I only wanted to give him feedback on the fact that he should at least call customers back regarding the decision that they make, but looking at the reviews I am glad I won't be renting from this manager.

I felt good about our apartment for most of the time. Its drive was remote enough that I felt safe during the day, but I couldn't say so much at night since it's RIGHT behind a gas station and is only separated by the Holiday Inn's parking lot by a wooden fence. The bus stops for KU are only a few blocks away, so it was very conveniently located otherwise. There were a lot of problems that didn't get addressed with the apartment itself. The front door's linoleum flooring was separating from the ground and dirt and bugs would get in pretty easy. The place was overrun with spiders until we moved in and sprayed some over-the-counter bug spray, found a couple of roaches, but never had a problem after that. Our dishwasher was also a piece of crap, same with the oven, but they worked. Contrary to what they claim, you CAN hear the neighbors, especially the upstairs ones if you live on the ground floor. We were fortunate to have a decent neighbor so we didn't have very many annoyances in that sense. The management was friendly, but seemed very distant. It was pretty hard to get ahold of them since they had very limited office hours. The owner answered his cell phone pretty often though, so it balanced out. I had a conflict with my roommate and I had to move out before our lease was up, but for some reason the apartment owner wouldn't let us break our lease, even for a fee. In order for both of us to move out completely, we would have had to find someone else to sub-lease the apartment to. He ended up living there and I moved, still making my half of the payments until our lease was over. It seemed sketchy and unfair to the both of us, so I would definitely go over these types of terms if you are thinking about living there. The buildings are oldish, so expect a few bugs, especially if you live on the bottom floor. They also don't take care of the landscaping at ALL, so plan on picking up trash and crap outside, they do mow the lawn, but not very often. Other than that, it was a pretty cozy place. Definitely weigh your options and review the condition of the apartment and list EVERY problem you find beforehand.
