I've lived here about 10 months so far and I love the place. Most of the issues I hear complained about are actually the result of the apartment lifestyle, and not an issue with Harris Mill in particular. My water heater wasn't working well when I first moved in, but the heating elements were replaced within a couple days of me reporting the issue to the leasing office. Getting FIOS set up was a pain, but not at the fault of Harris Mill, but of Verizon. For those who move here in the future that want FIOS: when I gave them my address, I had to report to Verizon that my unit was one floor BENEATH my actual apartment number. Sometimes the noise between apartments is actually a bit loud, but again, these apartments share walls with one another, and we all know that moving in. That's more of an issue with disrespectful neighbors, in my opinion. The leasing office staff are generally very polite and responsive. They do the best they can to accommodate, but they simply can't make everyone happy, which understand too. Overall, it is without a doubt the nicest apartment complex in the area, so I think it deserves 5 stars.
These apartments are amazing. You never would've guessed it from the neighborhood or the exterior of the buildings, but everything's new and industrial-chic!
I think people are being overly critical with this place in most recent reviews. The only real cons for me are the bugs by the door lights at night (unavoidable but would be nice if they had two bug zapper lanterns). I think they should have been more helpful in the case with the pods or have a small area for guest parking because there are many spots open in the front of the building at night. Also parking when I have one friend over is interesting because I just have them park wherever is open. Overall this should be a 4/5 review, but with people overreacting I’m trying to bring their score up because it’s simply not that bad. The apartments are beautiful and unlike anything anything around the state. I knew all the rules up front and have been happy the 5 months I’ve been living here
The apartments are very nice looking on the inside. The staff members are amazing they really do know how to take care of the renters. Parking on the other hand is a huge pain. If you have a guess they can't park in the parking lot. They will have to park on the street. I don't really recommend you parking on the street for a long period of time. Either you will get a parking ticket or your car will get vandalized. This is something Harris Mills really need to take care of that. Security deposit was returned super late. Brady Sullivan squeezes as much money out of you as possible.
FINAL UPDATE 7/31/17 **Currently 32 days past my move out date and finally just received my security deposit (minus $225 for a single set of mini-blinds!). RI law says 20 days to return deposit, my lawyer says my hands are tied now because of how RI tenant laws are written. Brady Sullivan knows how to play the game, buyer beware!!**
I really loved my apartment and most of my time living here, it's unfortunate such a cool place has to be ruined by poor management and policies that are not well thought out and so 1 sided. The problem here is clearly Brady Sullivan (the owners).
Pros:
- Trash and recycling are right outside. Recycling was a pain for a while because it filled up quick, but they recently added a 2nd bin.
- They advertise the apartments as "luxury" which is a stretch because of the sloppy work done when building the apartments. They are still nice spaces & unique -- original floors, high ceilings, and big windows.
- Pay close attention to the apartment layout. Ours was great with windows on 3 sides and stairs on the other. I hear the walls are pretty thin though, we could hear our neighbors above just when they talked.
- Fiber optic internet.
Cons:
- All packages that don't fit in the mailbox (most of them) are delivered to the front desk where you have to sign for them and pick them up. Office is only open until 5.
- They constantly fuss about the parking situation like it is busting at the seams, main lot was never more than 2/3's full at night. There is no guest parking, they say park on the street where you can’t park…
- Moving further away this time so we decided to get storage cubes (think PODS). It was a hostage negotiation to be able to move out with these. Finally got the ok, but had to trade in our parking passes so we could use those spots for the cubes and park on the street. 1st night we park on one side of the road -- car vandalized (egged and smashed light), 2nd night we parked on the other side -- parking tickets you just can't win. There are cameras on the building, but they refused to even look at the footage when I asked if they could see my car the previous night because I didn’t have a police report. As if moving isn’t stressful enough, I had to take time to go over to the police department, waste their time, and file a report.
- Because my wife is in the military we were waiting to get our orders scheduled to happen ~60 days before our lease ended and Harris requires 60 days notice saying whether we'll renew. Because of our unique situation I asked for a bit of flexibility on that date if we didn't get our orders in time but they refused.
- Some parts of the building are gas heat, the rest are electric. We were in the electric part and even being really careful with our heat use and turning it down during the day, we still managed a $275 electrical bill a few months out of the winter.
- The allotted time for them to return the deposit has passed and we haven't heard anything. During the move out inspection they said they might replace the stove top because of some cosmetic blemishes (~$350!!), a set of mini-blinds because one slat was bent (~$225!!), and they would charge to patch holes ($20/hole!) even though during move in they said anything
Too many things to say about this place. Very nice, afordable and well appointed.
The worse place I have ever rented. They offer your assigned parking spaces and never give it to you. Not enough parking in this place, not even for tenants never mind for visitors. God forbids that you don't get the notice to move your car when snows, because your phone not working for some reason, they will have your car towed and you will get charge over $100 to get it back!! Their grounds full of Dog poo!!! Take for ever to fix something. Administration very rude and uncaring. Take a little extra time to look for a good place, is worth it, i unfortunately fell for it. Don't sing a lease in this place or you will be trapped in hell until the end of your lease!!!!
The staff at Harris has been nothing but helpful and professional from the start. Noise has not been as much of a issue, yes you can hear your nieghbors from time to time, but its an apartmentI will say I have not been kept up from noise during sleep, ever! I also have enjoyed the cleanliness at Harris and the community seems to be a very nice working class population. All in all its been a nice place to live.
I really don't understand the negative reviews. My apartment is beautiful, no problems with noise, ample parking. Property manager and entire staff is very responsive and helpful in every way. I would recommend Harris Mill Lofts very highly.
I am very pleased to say that my first experience in apartment living is better than I had anticipated. The front desk staff are extremely friendly and courteous, and a knowledgeable maintenance staff are always quick to see to any issues which may arise. The noise levels are quietly consistent with apartment living, and the neighboring tenants that I've met have been very cordial. My only offering of constructive criticism would be to improve the methodology in which parking allocations are assigned, and to more closely monitor the trash disposal systems.
