  I have lived in Gables Woodley for five years and would recommend it to anyone. The building is well maintained (newly remodeled apartments just recently, in fact) and the apartments like mine that face the neighborhood have leafy views. The neighborhood is quiet and pretty, with lots of trees around, and it's only a few blocks from the metro. Because the building is dog friendly, more people know each other (they meet through their dogs), so there is a stronger sense of community than most apt. buildings, which I like. The rooftop deck is a perfect place to eat dinner or have a glass of wine with friends on a warm evening. Service requests are always taken care of in 24 hours. Credit to the staff who work hard to make It a welcoming and well-run place.

  I have lived here for 3.5 years. The apartments themselves are very nice with great updates. The rooftop is lovely and often not crowded. I have never had a problem with noise from other neighbors, and the neighborhood/location are great. Any maintenance issues in my apartment are always taken care of in a timely manner. Renewal rates can be someone unpredictable, but that's probably the case with any non-rent controlled building. Overall, I would recommend this building. Definitely one of the best in the neighborhood.

  The positive:
  1. Location
  
  Negatives--keep in mind, this is an expensive "luxury" property:
  1. Bad soundproofing
  2. Regular elevator outages
  3. Old appliances/gym equipment/tired building in general
  4. Rodents by dog run area
  5. Apathetic staff
  6. Greedy business practices
  7. Moving out awful
  
  To expand on positives:
  1. Location speaks for itself, amazing part of city.
  
  Negatives:
  1. Could hear television and dogs of neighbors unless had music or my television on to block out.
  2. The building is a high rise with three elevators that seemed to regularly have at least one out of service causing long waits in morning and evening busy times.
  3. The appliances and gym for a "luxury" building are old.
  4. The dog run behind the building ends next to dumpsters where would regularly see rodents. Scary for a dog lover like myself.
  5. Front desk is often left vacant and staff there has high turnover rate. Assuming not well paid.
  6. The building also nickel and dimes tenants and hits residents with massive rent hikes after first year.
  7. Decided had enough of Gables and would move out, wow it was miserable. My name was in book having reserved loading dock but another tenant insisted he reserved as well and was allowed to take over the dock before my movers arrived. Our movers first arrived at 2pm. Is only room at loading dock for one truck so my movers had to leave and come back two hours later.
  One elevator was already down (for at least a week this time) and as luck would have it the service elevator went down that afternoon as movers were about to load it. That left the massive 11-story building with one functioning elevator and a tenant moving out. Was awful scene with other residents upset they could not use elevator as our movers filled it with furniture. Hours later the elevator repairman arrived and parked his truck blocking the only exit from loading dock. Movers finally having gotten truck loaded were stuck and sat nearly a half hour waiting for elevator repair truck to be moved. Movers were supposed to start at 2pm and end at 5pm. ACTUALLY ended at 10:30pm. Caused massive headaches and expenses. Management and staff of Gables were stunningly indifferent. Instead of reimbursement for additional moving costs was literally sent a cleaning bill.
  
  PLEASE AVOID THE GABLES WOODLEY PARK. I was so enamored by the neighborhood I allowed myself to look past how tired the building, lobby, gym, apartments and appliances really were and didn't test walls for sound. Should have also read reviews about management, wasn't first person to get mistreated moving out. I hope readers will not make same mistake as me and the others and find a better quality place to live. Life is too short.

  The worst establishment I have ever encountered. I have lived in a lot of buildings in DC and have had wonderful experiences every where I have gone but Gables Woodley Park made me dread coming home everyday. This place is insanely over-priced and there as so many amazing places in DC that are much better options. Below are just a few of the issues I experienced at Gables Woodley Park.
  
  The staff is so rude, unhelpful, and unresponsive to requests and complaints.
  
  The hallways smell terrible because the carpets are covered in stains from dog droppings.
  
  The walls are paper thin and you hear everything your neighbors are doing.
  
  The windows are nothing close to sound proof. There is a school playground with screaming children on it all day long.
  
  They claim there is 24/7 concierge but 50% of the time there is a "on break" sign out.
  
  The leasing staff makes false promises during the lease signing process that are never honored.
  
  They have done recent renovations but everything is with cheap and poorly made.

  Beautiful units and the apartment looks and feels like a hotel. Front desk staff is great, and management is friendly and approachable. Gym, media and game room, light breakfast snacks, cookies, and coffee machine make it a very comfortable place to live.
  It's very dog friendly, but dogs are no longer allowed in the courtyard and the dog-run and sidewalk in front of the building reek of urine and don't seem to ever be hosed down (which they desperately need).
  Lately, the hallways/elevators/garbage rooms have had quite a smell to them, which is getting to be a problem, but the units themselves are quiet, clean, and smell fine.
  I've heard other reviews of there being problems extending leases or going month-to-month, though I can't speak on that yet - check Yelp.
