4/2's can be hit or miss and suffer from some design flaws. Not all of them have been renovated. 4/4's are nicer but cost more. Don't accept the first apt you are assigned if it is not to your liking. There ARE gems throughout the property. Don't be afraid to ask for an upgrade. Property management and onsite maintenance is generally nice and responsive. Bad/Irresponsible/Disrespectful roommates are far worse than anything management can do to you. Be responsible with your access keys and you won't get slapped with replacement fees. Make sure you either have a parking decal or park in visitor because they do tow on a regular basis. This is not a gated community and break-ins and robberies can and have happened. Security detail could use some improvement. Computer lab is great when you need to print or just surf but space is limited.

This is one of the worst student housing in Tallahassee. I don't know where to start. The apartment always has mold and when I told the office they said that this is going to happen and to use bleach. The rent maybe cheap put you end up paying more. We paid $100+ (EACH) for electricity in a 4x2. That is crazy. When we moved out, the office tried to charge me for the carpet. Saying I had a stain but it was not my room but my roommates room. Make sure you take pictures of your room before you move in and right before you leave because you are going to be charged for everything. Maintenance would just walk in to our apartment without knocking. We would hear gunshots and when someone pressed the panic button it took forever for someone to shut it off. THIS PLACE IS NOT WORTH IT!!

You get what you pay for in Tallahassee. For the most part the staff is friendly and accommodating. I just wish I didn't have to ask for things to be fixed 5-7 times. Rooms are relatively small, which never bothered me. But like I said you get what you pay for.

Called earlier today to confirm my son's last invoice. I had no issues with the dollar amount, but what I did not agree with was the reason for leaving, "EVICTION". which is incorrect. I spoke with Brad and on top of NOT having his listening skills developed, he was talking OVER me. I reminded him I am a parent not one of those kids whom they are used to do to, and tell anything to get them out of their office, even though those kids ARE PAYING THEIR SALARY!!!. HORRIBLE CUSTOMER SERVICE, EACH AND EVERY TIME. DO NOT MAKE THE MISTAKE OF SIGNING A LEASE FOR YOUR KID, you will regret it One highly concerning example comes to mind,,, Labor day weekend 2016 flooding!!! Aqua NEVER cleaned up those apartments, the kids couldn't walk for everything being soaked and unsanitary, no electricity generator backup and after OVER SEVEN DAYS of not being able to walk around the apartments, Aqua finally sent a worker to vacuum the carpets and spray paint over the BLACK MOLD!! which kept showing up throughout the lease period, which for my son was 27 long months!!!. Now Brad is informing me that in order for the reason for leaving to be modified - in the invoice they made the mistake on - I MUST request it IN WRITING! otherwise I am outtla luck!! HOW ABOUT THAT FOR YOUR KIDS' FUTURE HOME AWAY FROM HOME??? If you sign a lease to deal with these inept people,,, I wish you luck,,, you AND your kid are going to need it!!..

Absolutely horrible apartment living conditions and maintenance team. Price is great but not worth even worth the living conditions. When I first got to the apartment for the Fall 2016 semester, my mother and I literally had to clean the whole apartment because it was not clean and there was mold visible. Found bugs in there. There was an opening under my sink, where mold was located inside. The smell of mold also persisted throughout my stay, I just had to suck it up because no matter how many times maintenance was called about that issue, they did absolutely nothing about it. There were multiple times where I had called during office hours and was put on hold. They hung up on me after being put on hold for 5-7 minutes. While living there, I had put in a maintenance request for the washer because my clothes always smelled like mold after a wash, even after I threw them in the dryer after. I received an email saying that the request was completed but the problem persisted. I did not even bother trying again. I have also went out of my way to provide DJ services for this place and was not given a gift card of $50 (as promised) on the last event I DJ for. They REALLY need a change in management. For all of these reasons, I have chosen to relocate to the Forum at Tallahassee. I also work there now and already see that it is a much better alternative. To top it all off, the staff would not even give me my last package, which was sent to my apartment at aqua club, not even walk with me to unlock the mailbox to get my mail all because I was no longer a resident. If I could give this complex no stars, I would. I WILL NOT RECOMMEND THIS APARTMENT TO ANYONE. Please reconsider if you are thinking about living here.

I'm usually not one to leave reviews on the internet about places, but for the love of God please live anywhere else. I'm not sure how much they paid these other people to write such good reviews, or maybe they lived in the 4/4's ( those seem decent ). First off, I don't know what part of hell they scooped up my roommates from. (I guess that's not too much of their fault, but it still adds to the experience you know) But wow they were bad. But focusing on the more important things, I can't name many things in my year of living here that DIDN'T break. Dishwasher, Dryer, Shower head, Electrical outlets, Ice machineI feel like the list is longer that I'll probably think of later. If anything breaks, better have a friend's house to go to, because maintenance will show up (actually just walk in, mostly when you're not dressed) around 3 weeks later to fix it. ("We had a part to order" oh from china??) Not only that, but for the last 2 months of us living here, we were welcomed by an infestation of cockroaches in the kitchen area. And I clean almost every day, this place is far from dirty. So to whoever moves into apartment 325, God help you. Those babies aren't going away, we've had the exterminator come about every week ;-)

Aqua Club Apartments was my first experience living in an apartment and I've got to say, I'm glad I spent this experience here at Aqua Club. Throughout my time here I've had many wonderful experiences and am thankful for that. This apartment complex is fantastic and greatly recommend for anyone looking for their first apartment experience or just trying a new place. The whole management team is very courteous and kind, out of all of them however, Ricki Lee definitely made my time here memorable and has provided top notch service!

Aqua Club has been a great place to live, the price for the apartments and the location are unbeatable. The staff at the leasing office are friendly and welcoming and they are prompt. The only negative thus far is that maintenance can be slow in repairing things, but other than that it is an excellent place to live.

The price is ideal for a college student. The distance and transportation is also ideal for students due to the fact that it is 1 mile away from the school. The kitchen might not be the most ideal but it works. However the staff does exceptional work and very friendly. Especially one in particular named Rikky Lee. She has always been helpful with any needs and takes problems into her own hands and fixes them proficiently and effectively.

I am not even a resident yet and I already love this place! The customer service was impeccable. I was very impressed by the service the leasing agent, Ricki Lee provided. She was very thorough taking the time to answer all of my questions and concerns, even walking me through the floor plans on the website with me. I was torn between this apartment and another one but I chose this one hands down because of her. I am excited to move into my new place!

I'd give this place zero stars if i could. Had multiple friends live here in the past 2 years, none resigned. DO NOT SIGN HERE. This place will sell you a dream. You see the model home and it seems fine especially for the low rent but you get what you pay for and even worse. I lived in the 4x2's They told us that our apartment would be renovated when we moved in, it wasn't. The place is nasty. First thing we noticed moving in, the air filter never was changed, the top of my ceiling by the air vent is black, there is paint splatter all over the floors and with that the carpet had no padding. They did nothing about it. The maintenince done to this place was unprofessional. The island in the kitchen has rotten wood under it and bugs crawl from under it. The bathroom is filled with mold and mildew and all they did was paint over it. The dryer barely works. On top of that the air quality is horrible. Most of us always wake up coughing but leave the apartment and feel fine. They overcharge for utilities too i guess to offset everything that breaks here. The only thing nice is the pool and the gym which is usually dirty. Ive heard worse stories from people in the older buildings. The place is a health hazard. You're better off paying an extra $100 for a place you can actually call home. AVOID AT ALL COST
