One of the best budget places in Mandalay. I stayed here many times during the years. Always come back. But avoid the hustlers outside. They charge way to much. And today it's easy to get a scooter for less than 10000 kyats

Royal Guest House is very suitable for a Budget Traveller. Its Situated in Downtown area.u can go and walk Mandalay Clock Tower and Market(Also known as Zegyo) walking time is 5minutes. Good Room Rates. Taxi stand having in front of Guest House. Some Taxi driver offer high rate taxi fare for mandalay sight seeing. U need to negotiate about taxi fare. U can rend bicycle or motobike near by guest house. Motobike rental fees is round about 15000kyats for full day.

A cozy little place with soft beds, free breakfast, wonderful and helpful service, and free (but slow) Wi-Fi. Some of the ground level rooms smell a bit musty, with a little bit of mold in some of the built-in wall cabinets. But the price is fairly affordable for Myanmar, around 27$ for a three-bed room, that can sleep 4 people. Also this place is only for foreigners, and it has a sort of safe atmosphere about it. One other thing is that on the ground floor there is no phone signal (Telenor). I haven't tried other carriers yet.

Strongly recommend!!

*very nice staff! always there to wellcome us.
Whenever we come and go, they open door for us like a hotel.
*cheap / in September(low season), $12 for 2 person.
*include breakfast. You can choose continental or Myanmar food(need to book one day before).
*clean
*after check-out, while we were waiting for the night bus, they even offer shower for free :) thanx!
*small rooftop terrace to chill out

25$/room for 3 persons. When we left the guest house early to see sunrise at UBein bridge, they packed our breakfast so we could bring it with us. Nice place!
