Sure the owner is nice but the small and noisy rooms are according to the rates. 12000 kyats for a single with air con. It's ok to spend a night and leave early morning. No breakfast. There are no common area. You may stay in the room in the day if you really want to have the blues, I personally do not.

We stayed only one night, since the room was small, dark, and dusty, and smelled like feet. (Faintly reminded me of a gym locker room). My gf was allergic to the dust part, so we had to move. But even so, it was pretty unenjoyable, so we may have left anyway. Carpet really seemed like it could have never been cleaned. Bathroom had a vent open to the hall, so mosquitos were free to enter. Bathroom itself was nothing special. No hot water shower (yes hot water bucket bath). Oh, and the wi-fi only works in the lobby (which is not a place to hang out).
The only thing that keeps it from being a one-star review is that the staff were very kind, apologized for our discomfort, and seemed like they would have been ready to help us in any other way if we had stayed longer. But we moved to Aye Chan Mya guesthouse farther down the road, which is infinitely more recommendable. I'd look there.

Like the other comments already mentioned, the rooms are in a good condition (for the standards here in Myanmar) and everything is taken care of. The hosts are incredibly nice and will give you all the information you need on getting around and leaving Mawlamyine. We stayed at Aurora before and must say that this place is much better for the same money (~20USD for a double room). Would definitely recommend.

    I recommend staying here!!
We were happy and well taken care of from the moment we walked in until the moment we left this guest house. We had booked a double room, but I guess there were none remaining, so the man at the desk made sure we didn't mind staying in a triple room. It was, of course, no problem. The beds were a little firm, but this is Southeast Asia, and they could've been much less comfortable. We both slept well! There was a fridge and a flat screen tv in the room, as well as a small balcony (but only a view of the building next door). The tv only received local channels (that was no problem). We had to move the fridge, because the electric outlet it was next to did not function well, but once moved we had a cold refrigerator. The bathroom was clean. There was a cold water shower, but also a hot water faucet and a bucket and scoop so a hot bucket bath was possible (and felt amazing after 1.5 months of no hot water). The staff was really friendly and more than helpful. Thanks Pann Su Wai!!
One final thought. The wifi in the rooms (or at least in the triple room just above the 2nd floor) was not working. The wifi in the lobby DID work.
