Not so qualified hotel. Breakfast menu also not so nice. But fair and price are ok.

The hotel is nice with great customer service. We got a room very spacious and comfortable. But Wi-Fi wasn’t work the time we got there. But they wrote that they have. The breakfast is okay. The location is good and there is a reliable Bus ticket service.

Location is right in the heart of the town’s residential area which is a walk away from the river, the town center, and the lake as well as the pagodas in the northern part of town. The hotel is pretty basic and the room we’ve got on the third floor sadly had a malfunctioning AC. Stayed for two nights so sleep was a bit of an issue.

The hotel is located in a decent location. We were able to walk to places to rent motorbikes, hit the night market, eat, and just enjoy our days.

The hotel itself could make use of some basic repairs and maintenance, but, that said, nothing about the room was horrible. We slept comfortably, had hot showers, and enjoyed the well priced drinks in the refrigerator.

    I would stay again.

It was quite nice. The cheaper more backpacker option was full so we booked here and glad we did. It is close to the lake with paddle boats and a night market.

No value for money. The bathroom was still completely wet when we checked in. The towels were dirty that we preferred to use our own. Not only stains, but the color was brown which used to be white. In addition the bed sheets were dirty so we slept in our travel sheets. The rooms never have been cleaned during our stay. Every time you took a shower the bathroom was completely flooded.
Breakfast is a choice of three dishes, but if you want to drink or eat more, you need to pay for it.
We also booked a day trip to the caves in the hotel. We went for the most expensive option and hired a private car for the day. When we entered the car everything was dirty with used tissues, coke cans etc. It was a mess. The driver then immediately cleaned it, but totally unacceptable to not clean this before you have customers.
We will not come back, there are many other options in town.

At first sight the room was quite spacious and clean. At a second look the bed sheets were full of stains. If you want to put out the light you need to turn out the electricity of the entire room, so that loading of electronic devices is not possible and the fridge turns out over night. The bathroom is really fusty. While showering the bathroom is being floated by water and there is no possibility to hang up the towels. Furthermore the receptionists are unfriendly and chaoticly organized.
During our 3-night stay the room hasn't been cleaned a single time although we asked nicely for it the first day and there was no "sorry" from the receptionists at all. When we wanted to pick up our laundry, there was a big bag where we had to search for our clothes. Last but not least the breakfast was poor.
In summery it was a very disappointing experience.

    Space:
It's lovely space to stay for 2 days. But it's not for a place to take vacation.
The room is ok. But the bath room is quite disappointed. The narrow space for taking shower. Unorganized structure of bath room thought.

    Location:
It's easy to go everywhere as it near with market place, Kan Tharyar Park for sight seeing, walking, jogging.

    Hotel Staff:
They all are supportive and warm.

    Food:
I am not recommended on this case. The food should be better (if they make it traditional Karen food for attraction, or they can make it better way for morning breakfast buffet - even they declare it 'buffet'.) Actually, it's not. Comparing with Mandalay, the food in this hotel is awful.

    Price & Services:
Price should be compare with other hotel and services and it's not worth to pay for their services.
