The hotel is located at the end of a girls street, right next to a farm with roosters, noisy at dawn.
The receptionist was not competent at the cehck-in and did not understand what I had to do there .
No specific information was given to me.
In the morning at 10am, the receptionist came to wake me up and ask me to check out. I refused and negotiated to stay until 11am. Finally at 10:45 the manager came to ask me to check out.

Really nice staff! The place is near shopping and restaurants, but a little far from beaches. No problem to get around if you rent motorcycle. It's a really cozy place.
They have shuttle transport to Don Bosco hotel school if you want to swim or exercise. We love it!

Worst management ever. Nevemind the fact the location is the farthest from the beach. About 20-30 minutes with a tuk-tuk. And no tuk tuk goes to this location. It is located in a small dark and filthy alley way with semi paved road and narrow streets where 1 vehicle can only get through. Noisy and shady neighborhood. The management is the absolute worst of any guesthouses I've stayed in Cambodia. Very unreasonable and uncompromising to give any or partial refund for pre-booking even when we haven't actually stayed there. Stay away! You've been warned.
