I contacted KW4Rent 6 times over 8 months trying to update my payment information. I submitted a form directly to the office where they accepted it and said they would update my payment info didn't happen. I emailed and emailed until I finally heard from someone that could update my account. She did and confirmed to me that it was updated. Then KW4Rent charged my old account the following month. Now I am requesting they cover my NSF fee because they processed an unauthorized payment. Have yet to hear back from them.
No one in this company has any authority to do anything because they're all students.
KW4rent Is one of the WORST rental companies I've ever been with, they care more about getting your money rather than your experience. They tried keeping my $200 key deposit, by making excuses and lies that my "key was not returned" even though I had endless evidence. Make sure you screenshot all convos with them, have as much proof as possible, they used scheming and unethical ways to keep your money. Also remember to terminate your lease, this company doesn't remind you like other companies in the waterloo region to terminate. I had to pay another $150 just to leave, be very careful. It is very overpriced, the pictures of the place are not like the actual units. Frankly our unit resembled government housing with a high price tag. Perks of living in such as place, is it resembles jail as well with its endless brick walls, your roommates become cell mates. Another perk of this place you become low maintenance and your expectations are lowered. Thanks KW4RENT
worst housing ever. The staff just want money, they are unhelpful, and lazy. On moving out day they hire security guards to stop the flow of angry people leaving. What type of company needs hired security to protect themselves? Criminals. They will charge money from you for everything and never clean the rooms. They charged me months after for fees despite not living there anymore. I haven't been with another big corporation, but kw4rent did everything absolutely wrong. Overall, they just want money. You sign a lease that is apparently not much, but it adds up. Hydro, these "fixing" fees, repairs, etc. Then they say they will send a collection agency if you don't pay them. They intimidate you and have scare tactics to try to make you pay up their ransom.
First off don't fall for the fake reviews. Secondly, BEWARE KW4RENT APARTMENTS HAVE MAGGOTS!!!!!!! Even after notifying them they have not done anything to remove them. Please be careful with signing a lease with them. Not very cooperative. On top of that they had fungus growing in one of the other rooms and when a group of four came to move in, they immediately decided to move out the same day. As there was FUNGUS IN THEIR ROOM. Even after that KW4rent HAS DONE NOTHING!!!!! so ya just be careful as this can be very hazardous to your health if you are in that type of environment.
Great experience working with this company. The staff are friendly, personable, and are always willing to work with you if any problems arise. Maintenance has always been timely and efficient, and the premises are always clean. They are also very easy to contact and are always willing to lend an ear if you have any concerns/inquiries. Would definitely recommend.
I lived there for the last 2 years of university and it was a great experience. The staff was accommodating and the prices were affordable. All in all, a great place for a student.
Tim is knowledgeable and professional. He has made our visit pleasant. We were able to make a decision easily. We signed as soon as we saw the unit. It was a perfect match! We highly recommend him!
I have lived with KW4rent for 2 years and I have enjoyed my experience. Whenever I have an issue it has been sorted out. Sometimes our maintenance took a bit longer than usual, but with such a big company it makes sense. The staff is warm and inviting at the main office, quite helpful. I would recommend staying with this company.
I’m moving out of my KW4Rent Unit within the next couple months and leaving the country. I've been told that I won’t have my Key Deposit returned since it won’t be processed until after I leave. This is illegal.
During my one year living at a KW4Rent Unit, there were multiple flooding issues in my room and within my shared washroom. These issues resulted in our washroom ceiling falling in. Our washroom was flooded and KW4Rent staff simply told me that “other Units have it worse” and that I should "file a maintenance report online". Even after my housemates and I filed several reports, no one came to fix it for almost three weeks. See the attached pictures. I must additionally mention that 7 people live in our house, so having to share one washroom for that many people is probably illegal too.
I have also had significant privacy issues. A week after I moved in, I discovered that everyone in my house had access to my room with their keys. I had gone in-person requesting for the lock on my room door to be changed but I was told that I need to submit a maintenance request online. After filing the maintenance report and going into the office several times continuing to raise my concerns, the issue took over a month to be resolved.
The room I rented is in a house that is not suitable for seven people to live in. Despite addressing this by coming into the office and voicing my concerns—specifically on how the kitchen does not have enough storage space—no changes were made. I ended up investing in a full-sized fridge to create additional room for the tenants in the Unit. Most of my food products still remain in my room, since there is no place to keep them in the kitchen.
While the people at the front desk in the office are friendly, they can't help you. They admit this themselves. They also won't provide you with information of people who can actually assist you with your issues, and will just tell you to file a maintenance request online. The company takes advantage of the fact you’re a student, knowing you won’t have time to argue your position or the money to hire a lawyer. Heck, even if you try to voice your concerns, they don’t do anything to help. I deserve more than compensation for my terrible experiences, and now that it’s the summer and I have time, I won’t hold myself back from submitting my experiences as an opinion piece for the campus and local newspaper.
KW4Rent could have done so much better. If they would have done their job, I wouldn’t have felt the need to leave this negative review or felt so strongly about my situation. I have lived in Waterloo for five years, and I have never faced issues with my landlord until I signed with KW4Rent in my final year.
I highly regret renting with KW4Rent, and strongly advise that you reconsider if you're planning on signing a contract with them.

I remember when i touched down in Waterloo and literally had no place to stay. It was beyond last mind and in the time frame of when all options were gone. I was either going to be on the street or in a hotel. Thanks to KW4rent, not only did they happen to find me an available suite in the university area, but they made sure i moved into a clean place, when no one was offering an option. I know it may seem hard to believe because of sublets and such but all the other companies had places 30 minutes away from where i needed to be. Definitely not around the price i needed as well. Trust me you cant go wrong when it comes to location, price and community. KW4Rent Is the PLACE! LOOK no FURTHER!
