PARKING PARKING PARKING, this is the biggest issue with the property, there is visitor parking but residents guests still park in the areas of the tenants. Why not number the spots according to the units? It is frustrating to come home at night and having to park 4 or 5 buildings away. My opinion is that cars need to be towed at the owners expense on a regular basis. Other than the parking eveything else is great.

They lie to still your money, they suddenly have problems with their system and make you doble paid, and they never return your money back. Don't recommend this place.

You know the feeling when you eat something new and you don't know how to react so you kind of shrug it off as "ok"? Well, I swallowed a spoonful of Tortuga Bay, and my mouth's reaction was "hmm that was interesting I guess, I learned something new though." As a pro, there are several amenities and accommodations that are here to make your stay here better, such as a clubhouse with a pool table, movie-viewing room, gym, and a pool. While this is all great, it is meant to serve as a cover-up for the mediocrity of the community. The kitchen was my favorite part- a granite countertop was the only good thing about it, and I think it was meant as a glossy cover-up as well. We had a fridge that couldn't keep our dairy product cold enough to stay "good", a small dual-sink with a faucet that spat water everywhere surrounding the sink probably to damage the granite or sink area to prevent seeing your security deposit, a garbage disposal that didn't feel like working from time to time, and an electric stove top that actually worked but some burners worked better than others. We lived in a 3-2, so I'm also not a fan of the bathroom being connected to one of the rooms. Overall, I would recommend living here in a 2 or 1 bedroom. Even then, your stay here will just be "ok".

I cannot wait until my lease is up. I am only staying because the elementary school is in walking distance. There is never any parking when I come home and people always parking next to the fire hydrant and they do nothing about it. Ironically a tow truck parks there too lol. What a joke Management also made a big stink about kids walking through the club house after school. Umm yea kids would want a drink of water from the fountain after walking in the heat. Upscale? please they had the same broken gym equipment for months and instead of restoring it they just rearranged it to make it look fuller. They don't refill the sanitation wipes to wipe down the equipment and they took out the water. Also, instead of fixing the hot tub they just covered it up.

Update: My car has been broken into and tire was stolen off of my daughters bike.

Tortuga Bay is terribly managed by ZRS Management. The gym is falling apart (old, broken equipment), the dog park is 60% dirt, they do not maintain the grounds, there is dog feces everywhere, parking is abysmal (they issued decals yet never tow those without it), and A/C units take days to fix. Marnie T., the Property Manager, does nothing but send memos to residents threatening fines for not picking up after dogs or general litter, yet nothing is ever enforced or cleaned by their staff. She is extremely rude and condescending, and when the online payment portal was down for almost two months (rampant with technical bugs, not allowing payments to go through) she was very unforgiving with how payments were made. My girlfriend dropped off our rent checks the first time and was made to drive all the way to the bank and back to consolidate them because "they could only take one check". The next month, the new payment processor was still buggy and I had to physically do it in their office, with witnesses, and three days later we find out that it still did not go through. We were then slapped with a $100 late fee. Unbelievable. Not only that, but we now have to pay a $41 credit card or a $2 banking account service fee for paying online. Read the other reviews, they all say the same thing. Tortuga is trash. Run far, far away.

I'm putting this review out there.. I was going to head down from Savannah GA to put in an application because I loved everything pictured. I look up on Google to read reviews on this apartment complex. Thank goodness for reviews. Because now this place is off the list! The apartment complex lost a new future tenet.

I have been a reliable renter and caring Neighbor. But for tortuga bay. It does not matter. If I pay on time, they raise my rent or they will charge me some 50 dollars extra for their mistakes. Lovely environment but the people/management working there so not take are living situations seriously. Please fix your mistakes. Love all

What a joke Not to mention pit bulls not on leashes. I don't mind dogs, but having to wake up hearing them bark and go up and down the stairs is not ideal for me. Management also made a big stink about kids walking through the club house after school. Umm yea kids would want a drink of water from the fountain after walking in the heat. My boyfriend and I moved in 1-2 months ago and found this was the best community for the price, and in such a great area being near Waterford Lakes. Any management or service issues needed have been taken care of promptly and we haven't seen any mold/pest issues yet, and hopefully never will! Neighbors are nice, decently quiet neighborhood, and dog friendly. People are nice at the pool and gym areas, which are decently cleaned shared areas in comparison to other apartment living communities. For example, the first time I went to the gym here the two walking machines were down- but the second or third time I came back both were up and working. Gym is 24/7, trash is always organized even if there's a lot of stuff, mail is easy to access and the pool has people from dusk to dawn where people also BBQ. There's a room inside the office you can rent to watch movies, like a mini movie theatre with a big screen and comfy seating; we haven't used it yet but it looks awesome! We also love the landscaping here and see maintenance people around fixing and up-keeping often. In general, the community is very dog friendly and full of diverse people. We feel safe with the gate keys & gate being closed often. Apartments inside have alarm systems which make us feel safer as well. So far, this is our favorite apartment community and we can see ourselves here for a while!
