There's already plenty on the web about how Thompson Management treats renters, but I'll take a few minutes to describe my experience with them. We moved in June 2013. He was difficult to get a hold of to see the place but when we did finally get a hold of him he seemed like a decent guy. He told us his hard luck story about how he was so stressed and had been spending a lot of time at the hospital, so we thought he must just be really stressed right now and kind of cut him some slack for being difficult to get a hold of. We signed the absurdly long lease and moved in. He had promised to fix things like window screens before we moved in, but it didn't happen. It took a few months for him to replace some, but most hadn't been fixed by the time we moved over two years later. We tried to get things fixed but he became more and more difficult to get a hold of. He never answered calls and rarely ever texted back unless we refused to pay rent for the next month until things got fixed. We had a few more problems later when he showed up with a bill for heat and told us to switch it over to our name even though he had told us it was included in the rent. After checking the lease we realized we forgot to have him write it in. I thought maybe we had just misunderstood but he was handing them out to several residents that day. Our neighbor even moved out after he found out heat wasn't included like Thompson had told us, so we weren't the only ones that thought it was part of the deal. Pipes leaked for months before he would send a plumber. We didn't even have a functioning bathroom sink for a few weeks because he wouldn't send someone to fix it. The fridge we had was broken the whole time we lived there (shelves were cracked) and the oven never heated properly. We had a bird stuck in the dryer vent and he told us he would send someone in a week to get it so we had to clear it out ourselves. Over all it was a pretty terrible experience renting from him and we were glad to leave. When we did move out he kept most of our deposit saying it was for carpet cleaning and then for general cleaning he had to do. We got $75 back out of the $465 we paid. We watched the video he sent of his complaints and he really went out of his way to nit pick. He was upset about a few crumbs and said a light bulb was burned out. I had replaced every single one in the apartment with new ones before we moved so it shouldn't have been burned out. Although I will say some of the light fixtures did burn out bulbs quickly if you put in the max number of bulb that fit in the fixture. Probably a fire hazard. Which reminds me of the hallway light that didn't work for over a year and took until we moved out to get it fixed. There is some sort of leak in the bathroom coming from upstairs that destroys the wall. He finally fixed that before we moved because the wall was caving in. The pipe itself is still leaking but the wall has been re-plastered so it will probably take another year until it falls apart again. He told us he was replacing carpets when we moved out but took money out for carpet cleaning anyways.

Over all, I'll say buyer beware. Make sure you get everything he says written in the lease and clean obsessively when you leave. Plan like a week and find your most anal retentive, OCD friend to inspect and you might get most your money back. Don't fall for the nice guy routine he plays. I don't feel like we were treated very fairly and I feel like he took advantage of us being young and naive. Don't make the same mistakes we did. Cover your butt if you rent from this guy or just avoid renting from him. I can tell you we will never be renting from him again.

Don't waste your time!! We tried to rent from him and never heard anything. He is obviously to busy to even send a quick email saying that he would not be renting to us. We have emailed called and texted multiple times with no reply what so ever. After reading the reviews he is obviously a horrible landlord and very shady.

Unfortunately OUR DEPOSIT WAS ALSO NEVER REFUNDED. We paid rent on time, provided 30 days written notice when we moved out, and left the apartment very clean. After moving out it became impossible to contact anyone at Thompson Management despite the move out letter, and several emails and phone calls. They obviously do this to everyone renting from them and realize no one will do anything about it.

If you are going to rent from Thompson Management I would strongly advise you do not pay your last month of rent (ask for the security deposit to be subtracted and then bill the remainder to you). Or, just don't clean on move out and let them keep the deposit. Otherwise, gather evidence before moving out (mail the 30 day notice via certified mail, take pictures of the apartment on move-out) and then plan on going to small claims court if you ever want to see your security deposit refund. If you ever go to these lengths please also sue for punitive damages and get justice for the rest of us and hopefully stop Thompson Management from doing this.
