    Well as of now, I got no issues.
    Apartments are really good for a fair price given the location.
    People at the leasing office are very friendly.
    I really love the parking: there are lots of space without being gigantic like costa verde. There is no assigned spot, making it easy to park you car wherever you want.
    The only thing I regret is the distance to the closest grocery store: no way to walk (maybe the closest is vons?).

    As with most luxury housing nearby (la regencia, costa verde, ), somehow ratings are low while the service is good. My guess is that most of the resident are student that never had to actually deal with housing themselves, do not read a contract, blame the leasing office when they do and happen to find out it has consequences and then submit low rating.

    Right now they seem more interested in getting new renters than keeping their existing ones. They have raised the rent of existing tenants upwards of 20% in a single lease renewal. Completely true. A friend of mine had to leave because of this. I am a top tenant. Have not filled out excessive work orders and kept older appliances long past the standard replacement cycle. Never missed rent. Kept the apartment unit in better condition than I received it. And lived here a long time, over 5 years. So I know how this place has treated people, what they have done to the property, what their rent policy is, and whether they take care of their existing renters. I am considering leaving now. The new rental rates proposed are above the current market ratesyes above. They "predict" future rates (always high) and apply that as your renewal rate. Longer term renters face a severe mistreatment problem. The management is arrogant and think they can replace tenants with new ones, so they do not care to retain what they have. Their security is a joke. Police are at the property constantly. Several women have been assaulted on the property and in the parking garages. I saw a swat team just a few months ago at the property and asked them the reasona woman had been raped. They refuse to put in cameras. They allow barely working cars to be dumped and garbage to accumulate. The hot tubs are in need of constant repair. The three floods I have endured, caused through faulty maintenance and property mgmt. arrogance, are pushing me to leave. It has gone down hill a lot since I first came here. My rating is to avoid this place all together and choose one that values you.

    Well the landscaping is beautifully kept but otherwise overpriced units catering to UCSD International Students. Shuttle doesn't go anywhere but UCSD.

    My bike was stolen, locked, behind the garage gate, in front of security camera, Amazon packages stolen from front door - this does not qualify as a gated community.

    I would say if the property could ensure it residents security, lower prices to fit the unit quality, and add a few more ammenities they could reach 4 or 5 stars.

    Beware of thieves at The Villas of Renaissance!!!! Even though my bikes were properly stored in a locked room designated for bicycle storage by Irvine company at The Villas of Renaissance, two of my lock secured bikes got stolen after the bike lock was clipped. The Villas of Renaissance ( Irvine Company) did not compensate me for my loss in any way.

    For all the options in the UTC area, I would never recommend anyone else live here. When they were good, they were fine. But when there were major issues with our apartment leaking water, they were absolutely horrid. They acted like they were being generous by finally transferring us, when we had to take months of construction for a never ending mismanaged flooding issue. They make a residence with systemic problems look very shiny on the outside. Don't be fooled, look some place else.

    Deceptive charges added at the conclusion of the lease. I knew they were going to clean the apartment and carpets and it would basically wipe out my security deposit. It's in the lease, I was prepared for that.

    What I don't agree with is being charged close to $200 to have the entire place repainted for absolutely no reason. No holes/marks were left on the walls. They were in absolutely fine condition. Yet they're going to paint it anyway, charge me for it, and I'm basically screwed into paying it if I don't want to take a ding on my credit. Paid upwards of $2600/month for a dinky 2 bedroom and they still have to milk me.

    First and last time I use Irvine Company.

    Absolutely NOT!! You want peace, tranquility and "love where you live" this is not the place for you!!!

    The noise from the garbage trucks, removalists, blowers, tree cutters and tilers is relentless!!!

    We asked for a sunny balcony and a peaceful location, we got everything but!

    When raised, we are just told 'sorry, nothing we can do' you are free to move however.

    We would strongly recommend you do not move here, it's a living nightmare!!!

    We would prefer not to get a response from the Villas Of Renaissance Team as that would be contradictory to the feedback we are yet to receive relating to our concerns, including that of noise reported to security which security has no record of to date.

    It's hard to believe this place is still in business. They have terrible customer service and terrible management. The employees of this company are all arrogant and have an attitude everytime you interact with them. They act like they are doing you a favor, when in reality we are paying top dollar to live in this subpar apartment complex.

    They are pretty far from providing a good rental experience here. They don't really care about keeping tenants happy and they focus more on finding new ones, than keeping the ones they already have happy.
    They handle noise complaints poorly, and never follow up with you on anything you ask of them.
    I feel like a sucker living in this place after 3 yeas paying top dollar for being treated as a criminal for having a paid rent only twice just a few days late.
    When you first come in, they treat you nice but once you move in, the nightmare begins.
    The place looks nice on the outside only and the facilities are nothing more than expected for the price you pay to live here.

    I will never recommend this place to anyone and I will never rent another apartment from the Irvine company ever again.

    Terrible Experience. Avoid this apartment at all costs.
    If there is a zero star rating, I will go for it.

    At first glance, you may think this is a rather nice place. It is. In fact the lease office is one of the most eye-catching place and their salesman are so nice and gentle when you come here to talk about the deal.

    Things can turn really bad after you move in. All the policies are non-negotiable and their service can be bad as well.

    This is our last month of lease and they called us to pay the rent via post office simply because they have problems for their online system. Jesus, who pay rent via post office this days. I brought the check on time on the date before the due date and they told me there is gonna be a late fee because the check via mail may not arrive on time. I told them if they can call their co-workers to waiver the late fee and they refused. This is unreasonable and we did pay on time for God's sake.

    When I mentioned why we pay the late fee because the online payment system is not working? they explained because I have overdue payments previouslySeriously, I am a student majoring in CS and I know how computer works. Go tell your tech guy to update the payment system instead of letting me pay the rent via mail and charge me a late fee.

    Can't imagine a big company like this let costumer pay for the mistakes they made.

    In other words, we are doing a favor here to personally go to the bank and mail the check. not mention the mail feeThey still charge you the late fee without any reasoning.

    Things like this happens all the time during the lease and their maintenance are slow as well. Do not live here, period.

    We've lived at quite a few different places and I've got to say this has been by far our best experience. I'm a firm believer of you get what you pay for. Maintenence staff has been prompt, understanding, and consistent. Frank has been extremely helpful when it comes to minor handy man jobs around the apartment. It's really convenient that Maintenence is available on the weekends because I work Monday through Friday. At our previous complex if you had an issue on Friday you would have to hope someone addressed it on Monday if your lucky Tuesday. I don't think people understand how busy this staff can get. At the end of the day if you treat people the way you want to be treated everything kind of takes care of itself. With that being said I would recommend living here to anyone and that includes my family and friends.

    I would rather give a zero but I cannot. I have to admit that it looks nice on the outside, and representatives treat people really good when you first come. After that, it became a disaster. I reported paint lost on my tub and closet. Not a single time they sent one staff to even have a look at it during my whole renting period. They are so economical that they don't even have the windows soundproofing at the condos facing the main Street. Worst of all, They give people a low estimate on cleaning first and later when you have moved out, charge times more than it. they will make money on you even when you are moving out.
