Not sure where all the bad reviews are coming from. A few small issues, but nothing is perfect. Have to give Manager Cheryl Suratos high praise for helping me and a fellow roommate deal with an unfortunate first impression. So far, the Palms has been pretty good!

If I could give this complex 0 stars I would. I barely moved in and on the first day there were rats EVERYWHERE. It's very unsanitary and it seems like they do not make an effort to fix things like that. Also on the very first day all of the keys given to us did not work and we had to struggle to get into our hall and apartment. They should have prepared beforehand with time to avoid all of these issues. I'm surprised no one has thrown a lawsuit against them. All of the staff is horrible and expects you to deal with issues that should have never even occurred in the first place. Cheryl the manager seems like she doesn't know how to properly train her staff or keep it together herself. They lag on everything and hand you over crappy apartments infested with bugs which is totally disgusting and super low of them. The leasing agents should all be fire and replaced with professionals because they don't know what they're doing. They forget to tell you crucially important things about the lease and then charge you for things they hadn't told you about. I can't wait until I move out of this place asap because I hate it and I want to sue them.

They have a friendly staff and are committed to providing excellent service for their residents! Cheryl was amazing and helped my boy friend and I transition to another room that better fit us. We are definitely excited to stay in our place. We love the Palms already! (:

It was lovely and staff is very cooperative. However the terms of the company are not very friendly. For 15 days stay they will charge me with full rent but overall experience was good and I am looking forward to pleasant stay here.

Bug, Rats, and Gnats in every apartment. Constant Crime. Staff are awful and management doesn't enforce any rules. This is suppose to be a non smoking complex they pair me up with a chain smoker despite my health problem. Guy proceeds to trash the apartment and make it unlivable for me, management refuses to do anything about it. DO NOT RENT HERE.

It's not a bad place to live. The staff Alejandra, Gabby and Richard are really nice My apartment is really quiet and I don't really hear people in the hallways like that. Only thing I'd be concerned about is the stench of the hallways/elevator. It smells leading up to trash say and even after trash has been collected.

I personally have never lived there, but I wanted to take the time to highlight their amazing marketing team. I think her name is Gabbie (sorry if I spelt that wrong). I attend UCR and I always look forward to seeing her and the treats she passes out lol. By judging off how she interacts with us on campus, I can only imagine that the customer service there is great also!

This is the worst place ever!! Every apartment her has bugs and RATS! The whole area is ridden with filth everywhere and constant homeless activity on the premise. The management do not take care of anything and you have to personally ask them several times of your issue until they even acknowledge you. Tons of police here because it is a very dangerous apartment complex to live in. My apartment has been broken into and management did nothing. When they eventually changed my locks I was locked out of my apartment because they did not give me any key?! Hands down the worst and most dangerous place I have ever been to! DO NOT LIVE HERE OR LET YOUR CHILDREN LIVE HERE!

I would give this place ZERO STARS IF I COULD!!! My son's experience here was ABSOLUTELY HORRIBLE!! His room and all of the other rooms on the first and second floors for broken into and everything of value was stolen! The front office DID NOTHING!!! Took responsibility for NOTHING!!! I signed paperwork to release my son from the lease and they still tried to hold us responsible for ht lease. The place smells of marijuana all the time, homeless people all over the place, trash always on the property! I feared for my sons safety all the time and could not wait to get him OUT OF THAT PLACE!!! PARENTS--DO NOT ALLOW YOUR STUDENTS TO LIVE AT THE PALMS ON UNIVERSITY!!!! STUDENTS DO NOT SIGN A LEASE WITH THESE PEOPLE!!! THE PALMS IS DANGEROUS, NASTY AND NEGLIGENT!!!!!
