  Great Place to live around, with lots of amenities and events to hang around and meet new people around. Have been in love with this place, and also quite smooth and great Maintenance services. Leasing office has provided simple and quite easy way of doing things, and they work in the interest of Tenants which is the greatest part.

  I have experienced many apartments but this one is The most Great customer service I have ever experienced. Especially the community Director Colleen McDaniel, who treat her residents as family! I recently have some problems with the water leak. They respond quickly and deeply clean the whole apartment. And I am really appreciate Colleen‘s help and she is always overflowing with the milk of human kindness
  Additional they will get all brand new fancy gym equipments in about 3 months which is great news for people who love to workout！

  We are staying here past 3 years. The maintenance staff is the best asset this community has. Past one year marquis has the best front desk staff which tries to solve the issue. For any critical issue Colleen McDaniel (community Director) has always tried to resolve the issue without any delay.

  I recently had a difficult puzzle about a problem with my rent payment date. The staff was great and very easy to communicate with. Today, I was still confused, but the resident director, Colleen McDaniel, sat with me for about an hour to help me figure it out and work out how to fix it so the confusion won't happen again in the future. The team there has always been a joy to deal with. The complex is beautiful and the amenities they offer are hard to beat. I feel very lucky to have lived here.

  I have been living in this community since last 8 months now. I find this community cleaner and greener than the other communities in the neighborhood. The maintenance team promptly responds to any service requests. The community gym is at good enough for how the community gyms should be. The team at leasing office is really polite and helpful. Colleen McDaniel has always been a great help. Will recommend Marquis at Waterview to anyone looking for an apartment in the same area.

  One of the best places to live around UTD and has been my home for almost 2 years! Great amenities and close proximity to grocery stores, banks and restaurants makes it the perfect location. This property has a couple of bus stops on the UTD shuttle route that makes it convenient to get to and from school. Service requests have always been responded to within 24 hours, most often within a few hours of raising the request. The management is great and always ready to help. Monthly breakfast and game nights are always something to look forward to as well! As with all apartments, they aren't perfect, but the way they handle resident's issues and wanting to make things right made me feel cared for and am more than happy to recommend them to anyone looking for an apartment in the area!

  The manager Colleen are the best community manager that I have ever seen. She responses residents' request in a efficient and effective way. We were the residents of Marquis at Waterview in last 8 month and planed to renew the lease. But we got a new rental quotation which is higher than the online quotation at same floor plan in Marquis at Waterview. Based on the community policy, it is possible that different apartment in same floor plan has different quotation because they are in different location. As a result, the quotation wouldn't be changed. We had to move. However, the manager is so flexible. She helped us renew our lease with the lowest quotation and then gave us a small gift(carpet) after we had finished the new contract.We are really grateful that we can stay in current apartment. A lot of thanks to manager.

  I just signed a contract for a unit at this property. The staff is wonderful. Nevada went above and beyond to help me find the perfect unit. She even remembered my name after I visited several weeks ago (quite impressed). Colleen (the property manager) made me feel so welcome and gave me comfort when deciding on this property. I have visited other locations in the area and this place was hands down the best in customer service and knowing their property. A bonus for me was having W/D included in each unto! Wow! I am glad to call this my new home and look forward to moving in.

  I have been living here for more than a year, it's truly been a GREAT experience with EXCELLENT community that let us feel like a HOME. It has great amenities and great neighborhoods.
  
  I would give Colleen [New Property Manager] & team 100* if I could!!!
  Now entire management staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise and ready to help you with all possible ways. They also organize events throughout the year for the residents and make you feel like family. The maintenance crew is also very friendly and professional; work around the clock to resolve the problem very quickly that arises.
  
  I highly recommend MARQUIS AT WATERVIEW without any second thought!!:-)

  Staying here since one and half year....no doubt apartments are good but while we shifted we gave them in written that apartment is not cleaned and carpet is also full of hairs but no action was taken and after that when we shifted and again told them than they gave us reply that since we are staying they won't do ahything....while renewing lease we told them to change or take some action for carpet again they did nothing....staff is also so rude and now we wanted to transfer the apartment in same community there rules are so strict because they just want is to charge more money. They didn't gave us any support to change. We were ready to pay for two apartment they didn't let us by saying cant overlap. They forcefully tell us to break lease or give notice for a month and pay the rent which will be after a month which was high. So basically there is no support from them.

  I had heard a lot about the community, before I moved in. Now, I feel it was my correct decision to move in-here. The facilities provided in this community are excellent. They organize monthly breakfast on every Saturday morning, which is a great way to bring people from different houses of community together. These guys also host events like Casino, Coffee Meetup and Salad Bar's for resident which are great ways to freshen up yourselves during a hectic week.
  Leasing office staff are really friendly and courteous. They are really helpful, especially Bailey and Brice. These guys are always on their toes to assist us with our needs.
  Overall, an excellent community with great landscape and sport facilities. Seems worth the every money you spend.

  Pros:
  Good safe community.
  Maintenance responds very quickly and is nice.
  Office staff is polite and attempts to help.
  Great location.
  Pretty pool area.
  My apartment has a great floor plan.
  My apartment is very quiet. It's like living in the country.
  
  Cons:
  Rent is high.
  The maintenance team is incompetent. They have been in my apartment 6 time trying to fix the same thing.
  Maintenance will break things in your apartment as often as they will fix them.
  The gate is NEVER working.
  There are chiggers all over the back lot, so be sure to wear bug spray if you are out there in the spring.
  Equipment in the "gym" is always broken.
  There are train tracks right behind the complex and this causes a lot of noise for some apartments. I haven't had this problem, but I know some apartments can be really loud.
  I expect a lot more for the price.
  It seemed to be better when it was under previous management.
  
  edit: Things have only gotten worse. The contractors they hire here are incompetent and the maintenance team do not monitor the quality of the work at all. My shower 2.5 years later is still in need of repair. They have made many attempts all failing.

  The apartment is really good but the leasing guys are very rude.
  We recently moved out from there. We were given 4 set of keys during the lease (one per each lease holder). We did return two complete set of keys and one without clicker.
  But were charged a fine of 210$ for not returning three sets of keys.
  We did ask them to update the fines but they did not respond to us.
  When we moved in, we had bug problems. We did file a complaint. They came for inspection and closed the file saying that there were no bugs. We had to pay for bug treatment.
  The only good thing about this community is safety.
