They will force you to renew early with a "good price" and apparently it's $100 more than you supposed to pay. While people paying $800 they make me pay $937 and make me think that's a good deal, yea don't renew early Biggest mistake.

Do not live here. The management team takes advantage of the students who live here. They changed electric companies 3 times, and each time there was an additional cost for changing. They also charge an absurd amount for carpet damage when the new management team is completely redoing all of the apartments including the walls, carpets, kitchen, and living room. When you try to contact the management team and ask for photo proof, they ignore and avoid calls. It seems that they are money hungry, so would not recommend living here!
New management came in and messed everything up. A lot of unexplained charges on my rent like telecom and when you call to ask they do a horrible job of trying to cover it up. Not to mention the electricity and insurance issues are through the roof. They switched companies multiple times with 2 day notice and hit you with additional fees if you didn’t submit your papers in time. I wasn’t in my unit for the entire month, unplugged everything but the fridge and put the thermostat on 76 but they’re charging me $150 for the month which makes no sense. Also Sara the new manager made racist remarks and ended the phone call mid conversation because she has no people skills. You can tell they don’t care about what their tenants think by seeing their replies to all the bad reviews on here. Don’t be fooled by the good reviews bribed with starbucks gift cards, go live at the yards it’s the same style but much nicer.
Absolutely loved living here. Management was extremely helpful with whatever problems I had and were quick to work on any maintenance requests. WiFi was good, gym was decent, clubhouse was nice and kept clean.
If you’re considering moving into this complex, please don’t be swayed by their replies or the five-star reviews. Many of those reviews are incentivized with $5 gift cards—I’ve done it myself before realizing how terrible this place truly is. I’ve lived here for three years, and while my first year wasn’t bad because I was rarely home, things changed when I started noticing the mismanagement.
Let me be clear: this place is a total scam. You’ll end up paying around $750 a month for electricity in the townhomes. In a three-bedroom unit, that’s $250 per person, which is absurdly high compared to a typical four-bedroom home in states like PA, GA, NYC, or VA, where bills are often less than $150 per month. Management will gaslight you into thinking this is normal. For a better experience, I recommend moving to The Yards. The rent is reasonable, and the electricity bill is less than $75 a month.
Recently they tried saying that residents weren’t paying the full energy bill, since it was always due in the middle of the month, though it started in the middle of the month as well. Therefore completing the cycle of electrical usage each month. But every time my friends and I call, it’s always a different story because lying never works. And trust and believe they love to lie a lot, because they know you’re bonded legally when you sign that contract. Therefore there’s nothing you can do, unless you get legal action. Something I wish a lot of residents would do, in order to get them in check.
In the past five months alone, they’ve changed electric companies without considering how it affects students financially. While the staff here is friendly, their kindness doesn’t make up for the disrespect shown to residents. As an international student, I assure you this place isn’t worth it. Though rent might seem cheap initially, you’ll end up paying close to $1,100 - $1,200 each month due to various hidden costs. And for that price you can get yourself a nice high rise apartment downtown.
Last summer, I was towed twice despite having a parking sticker. When I asked for reimbursement or assistance, management claimed they had no control over the tow company. Mind you the towing cost me $275 each time. Make sure to take pictures as soon as you move in as well, because they’ll find ways to charge you for damages you didn’t cause. I was charged $75 for a door issue that I reported which didn’t get fixed until it locked me out. They only removed the fee because the maintenance guy, had known about it for a while.
They also never clean the apartments, despite charging a cleaning fee. When I moved into both my previous and current townhomes, they were filthy. My room was a mess, the blinds were broken (which I was charged for, though I never broke them) and the bathroom was disgusting. Even after two years of requests to get everything fixed from both my roommates and myself, our kitchen ceiling was never cleaned or repaired either.
I could go on, but it’s exhausting. If you can, avoid moving here. They don’t care about you; they only want to take your money.
Terrible ceiling building quality. They live in an entirely separate unit, yet I can hear every footstep, stomp, party, and conversation that the people living above me make. With all of the noise it sounds like my noisy neighbors are actually living in my apartment as my roommates. Heights management doesn't take matters into their own hands, forcing us to call the authorities night after night. Constantly have to listen to my neighbors above me clomp around on their hardwood floor. Incredibly difficult to focus. Don't live at the Heights if you're looking for a peaceful environment.
Worst maintenance team ever! If something wrong happens to your house and you report it, their team will just check and never really repair those things. Never try here!
I would like to provide an honest assessment of my time at The Heights in the hope that it will help another student decide where to live. This is a pretty long review, but I think anyone considering The Heights should take the time to read it carefully. I also hope that The Heights office takes this review seriously and responds to each of these issues.
I'll start by mentioning the positive aspects of The Heights. The bus routes are plentiful and I never had an issue getting onto campus or downtown. The clubhouse is very nice. I really enjoyed having convenient access to a gym and work space.
I also appreciated the responsiveness and professionalism of the maintenance staff. They always fulfilled maintenance requests within a few days and were attentive to the needs of residents.
There are, however, a number of major issues with the Heights that I believe any future resident should be aware of. First and foremost, be prepared to pay an extremely high electricity bill (particularly in the colder months). This is an issue noted by many other reviewers, and I also found it to be true. In December, January, and February, I paid anywhere from $200-350 per month for electricity. I lived in a two-bedroom unit on the ground floor. My roommate and I were extremely energy-conscious. We ran the thermostat at 68 degrees, never opened any windows, barely ran any lights or appliances, and usually were not even in the apartment from 8am to 6pm each day.
I went as far as to have West Penn Power inspect my meter to make sure that it was working correctly. Even though they didn't find issues, I still had them replace it with a new one, but the high bills persisted.
I submitted a number of maintenance requests in order to have large gaps in the doors sealed because I thought that this might have been causing the high bills. Again, this didn't solve the issues. To this day, I simply cannot make sense of this. My family uses West Penn Power for a four-bedroom, three story home, and they paid around $100 for the entire house in the winter time (even during Christmas and times of high activity).
This leads me to believe that the quality of the apartments at The Heights is quite poor. I can't imagine how my roommate and I could have been more conscientious or sparing with our electricity usage and we were still hit with extremely high monthly bills.
The second major issue everyone needs to know about The Heights is that there are always cigarette butts and various trash lying around the complex. A large majority of the residents are smokers and I can't tell you how many times I had seen residents throw their butts all around property.
I understand that The Heights cannot stop people from smoking, but their clean-up on the cigarettes was minimal to non-existent. I complained about this numerous times, but nothing seemed to change. It really seemed as though they had given up on the issue.
The real kicker is that at the end of your lease, you will be presented with an extremely extensive list of cleaning requirements. The list itself is pages long and requires an incredible amount of time to complete faithfully. Apparently, your cleaning and redecorating fee doesn't cover this. I understand that most college students trash apartments and apartment owners need to require extensive cleaning on the part of the tenant in order to protect themselves from reckless behavior.
However, when The Heights fails to maintain its property at a respectable level, the end-of-year cleaning demands placed on residents is highly ironic and insulting.
This brings me to my final point. Beware of the numerous additional fees assessed by The Heights. In order to re-rent your apartment (the lease runs from August through August which I understand is quite common) for the summer, you will have to pay a re-rental fee of one half of one month's rent. For the re-renter, the Heights assesses a $50 application free, a $99 redecorating fee, and a $299 activity fee.

the townhouses are nice. However, it is very clear that the buildings were very poorly built using the cheapest building materials possible. I was told that my building was built just 2 years ago yet we are already seeing cracks in the building everywhere and stuff falling off. The furniture is nice but some of it is really cheap sitting on the chairs feels like you're on a swing. Biggest problem with the heights is their electricity bills ours is 400$ a month (134$ each). so basically total cost of living here is 830$+ a month.
The people at the heights are amazing. Great staff! I talk to the maintenance people here on a daily and can tell how much they really care about how comfortable the residents are. The rent is high but you are not living in a dump and recieve your moneys worth. Wish I could live here after college.
it is a beautiful new housing complex where residents get their own room + bathroom which is amazing. great appliances and you have easy bus access. HOWEVER (big however) residents are responsible for electric which includes heating and I think something else the apartments are POORLY insulated due to being built so fast so resident electric bills in the winter are through the roof!!! mine for example and many other friends who lived at the heights as well had bills that were almost $300-500 every month. we used the heat at 72 max and noticed our house was still always very cold. It was very frustrating to deal with I can see why they made electric responsibility of the residents so they wouldn't have to pay themselves. it's a nice place to live but too expensive not to mention they are raising the rent $100 per resident next year (rent would be 750$) on top of very expensive electric bills would suck. glad I'm not living there next year !! oh yeah and make sure your back door is always dead bolted or else it will open up by itself.
Wouldn't recommend living here. They have fees for everything like signing a contract with them or breaking your contract before the contract dates are up. Need to pay a full months rent in august for living there only 1 week or so. After a week, needed to pay again for the month of september. They give me attitude whenever I want them to look for my package kindly and only looked for it once, not showing any effort to help me. I had a package considered "lost" because they stated they didn't have it after checking only once and its worth was a couple hundred. I had to get that replaced. 3 months later, they tell me I have a package in their office which is the exact package I lost 3 months earlier. 2nd time, I ask if my package is there, yet they tell me again it is not here when the tracking number clearly said it was delivered at front office Feel like I am wasting my money living here. Need to do something about the management at the office.
It is great place to live. I havent had a chance to look apartment but its townhouse is really good. Clean, quiet place to live. Nice clubhouse. Only thing i wish for is that more bus line and at least mini mart near the heights. You have to take bus to go giants but they only have few bus lines on weekend.
I came to visit a relative on a football weekend and I was impressed. Spacious Living , Parking, and Bus Transportation make this place very appealing. The clubhouse amenities are top notch! I wish I had this type of living when I was in college! Most of the reviews on here look like sour apples and early reviews that seem to reflect a brand new property settling in .
