  I've lived at this apartment complex for 3+ years and i'm very disappointed with the service currently. My AC stopped working July 1st, and it has been almost 2 weeks with no resolution. This should have been an emergency issue since it is July and the daily temperature has been well over 80 degrees. The majority of my apartment is unlivable, and I have no idea when or if this issue will get fixed. Also parking is horrible there are not enough spots in front of the buildings.

  Stayed here for 4 years. The rates started low, then were raised almost 20% per year relentlessly til I was forced to leave. Not even sure how that's legal, but if you get a 20% raise per year, this is your place. They refuse to take checks forcing you to link a personal bank account. Sadly this makes me give them 1 star. But in terms of the location and quality I had nothing but good experience with that. In the end though the need for greed policies and forced turnover tactics are just unacceptable. If you still are considering them, the pool is awesome, the people there are great, friendly cookouts at the pool almost every weekend. There is inexplicably only 1 trash dumpster (always overflowing), so be prepared to drive your trash in your car to the dumpster. This was a massive negative. And they had a series of smash and grabs out of cars when I was there (on older cars with no alarms). My friend also had her place broken in to (ground floor), but they do have available security systems. When I was there free cable and washer/dryer (not sure if still available) were a plus.

  I currently live here and here's some pros and cons about the Reserve.
  Pros:
  1. Decent price for the area, not too high
  2. The staff is friendly and helpful. I have not had a problem going into the front office, getting packages, and any maintenance requests are addressed quickly.
  3. The overall upkeep is not bad
  4. There is a gym which is adequate to satisfy most gym needs along with a pool and grilling area
  5. It is pretty quiet neighborhood with friendly neighbors.
  6. I have not had any major bug issues.
  7. Food trucks are allowed to come out occasionally.
  8. They have plenty of things for the community to come together
  9. There is a playground, a dog park, and doggy bags everywhere for convenience whenever you are walking your dog.
  
  Cons:
  1. As a MAAC resident (so any apartment complex under this branch), you have to pay automatically $50 for cable, whether you want it or not.
  2. Depending on which building you are in, the visitor parking is on one side of the complex. It can definitely be difficult to have a get together when visitors must be parked there from 7pm to 7am. I've made it work, but it's tough, because there's not enough parks for residents and visitors.
  3. The lawns are kept clean, but the stairway entrances can become quite dirty with dust most likely coming from the dryer vents that were oddly designed.
  
  Overall, I would give the place isn't bad. Trash can be a bit of a problem, because there's only one trash location for all of the residents, so it can get a bit overflowing. If you'll live here, it will be a decent place.

  Let's start with the bad
  
  Probably owned by overly selfish people, everything is crammed together in a very tiny space; parking is a nightmare after 8pm; and it is poorly lit at night - close to my apartment, there are 2 lights and one of them has been broken and has not been fixed ever since I moved in, and it has been a while; there are like 4 spaces in front of every apartment that they lease out (yes, you have to lease it like your apartment); also, they have garages built in front of apartments that they lease out separately, taking space that would have otherwise been open to parking. The units must have cheap construction as you will know when your next door neighbor uses their restroom, take a shower, walk, vacuum or run their bathroom fans. If you are sensitive to those things, rent a house.
  
  Some of their streets are narrow and in places crooked, with ups and downs all over them; it is not uncommon that I hit a curb unless am really, really attentive. While driving out of the complex, you have to turn again after you just turned - you keep turning until you finally make it to Page Road; I have to go through 3 roundabouts before I make it to Page Road.
  
  When you walk in and out of the apartment, you are inhaling fumes from the washers and driers from all the units on your level. Yes, the driers vent right outside your door; they could have designed the units such that the drier vents are up on the roof but I bet they did it because they saved a few bucks! Who cares about the tenant family (some with infants) inhaling drier fumes as they walk in and out of their 'homes' !
  
  Snow in winter is not cleaned and you will have to wait until the sun does the work, when it does.
  
  I have seen roaches running around the apartment and yet they charge me for 'pest control' separately every month.
  
  You are forced to a $50 monthly charge for your cable - for a laughable cable service; listen to this, when I switch a channel, my TV goes 'Please Wait." LOL! Yes, there is HBO! (the only positive in there). You may have the latest in TV technology but expect no HD cable here.
  
  Their maintenance crew (or whoever they contract out to) is lazy and they do substandard work and you see it all over the place in the unit (they have painted the water sprinklers that are supposed to run water during fire emergency, they have bulging spots all over the carpet due to some odd object they laid the carpet over as they were so lazy to clean it before laying the carpet; there are openings on the edges of the double doors that open to the patio which must cost you lots of $$ in winter/summer as your apartment never heats up (or cools) and the AC keeps running as a result.
  
  And the staff is phony - they are warm to you until you sign up and after that, you are just another rent-paying entity. Then again, I can live with that; I cannot possible expect them to be friendly to everyone who lives in there.
  
  And they changed their name from Grand Colonial at Arringdon to Reserve at Arringdon. I wonder what 'grand colonial' meant but I bet it has some hidden meaning they are no longer proud of.
  
  With the bad out of the way, here is the good (for me, at least). In spring, this place is green with tall trees all over, and I love that. Their lawn is well maintained. The look into the complex from Page road is stunning.
  
  Their price is reasonable too.
  
  I would give them 5 out of 10.

  The area is nice. The location is where everything I can get to(grocery store or mall). The front office is very helpful when questions need to be answered. They keep the grounds looking very presentable. No complaints
