    Hello Sarah and Justin,

    This is just a small note of appreciation to acknowledge yours and your team’s efforts on keeping Fountainhead community functioning and safe during last three nor’easters that hit us one after another.

    It was heartening to see the crew plowing snow and clearing pathways throughout these storms. Coming out in the morning and finding building entries/exits, parking lot and pathways already cleared out and salted was such a respite. Even trash was removed in a timely manner, and there was no electricity outage. You and your team made getting through these nor’easters almost a breeze.

    Congratulations on the job well done. Please pass this on to anyone who made this happen.

    terrible customer service - girl on the phone seemed bothered to help me. Their website advertises that they have 1 BR units available for $1180 and lease terms range from 1 month up to 15 months.. when I call they tell me that the 1 bedroom I saw online is $1350 and they only have 12 month lease terms available. After reading the terrible reviews about things being broken, terrible management and a run down building. False price advertisement there are plenty of other decent places to live for 1350..

    my roommates stuff got stolen from the locker designated to him. I came in the middle of the lease and I am surprised by the blatant lies of the terrible management here. I strongly believe you can get better apartments atleast to name a dozen more in the vicinity much better than this place. The management sucks to the core here . I will not be recommending anyone I know to stay here

    Would be a better place to live if the administration takes care of a few things

    1. Trash removal - they have been doing a bad job with clearing the trash canal on time
    2. Washers in the laundry rooms aren’t functioning properly. It’s been a very big problem since day one
    3. Please make sure the entrances are treated well when it’s snows or when we extreme weather conditions

    Also, I have been trying to get them pay my friend the referral bonus as they advertised. I’ve sent out more than ten emails, and nothing is happening ( don’t worry, I will still be sending out the emails until you pay him the referral bonus )

    I personally think that it’s the time for the foundation head administrators to conduct a customer satisfaction survey.

    The only pro is No electricity bill? One person Sarah Reed, she is the only helpful person in the whole community. As for the apartments low quality, broken dryers and washers 2 bucks for each use! And half of them don't work! Maintenance people are helpful and have good advice. Dirty carpets, small damages in the apartment, and annoying maintenance issues. They keep adding a 100+ fee every lease.

    Stay away from Fountainhead. Complete Rip off. There are way better communities available around with flexible lease terms and better floor plans. Location on Route 9 is the only positive. Got a stinky apartment, with heavily used and worn out interiors, but still ended up paying $2500 as move out charge for just 10 month stay. Only because I was last tenant when it was time to replace the carpets. It has been the case with 6 of my neighbors and friends who have moved out in the last 5-6 months. This is the 5th place where I had rented and never I have been charged exorbitantly at move out and all of my previous stays have been peaceful with many happy memories to cherish.

    Maintenance requests for small fixes that won't hurt a dime would be taken care immediately. Rest they would clearly ignore or maintenance guy would just prolong saying Manager is too busy to discuss it. We were not allowed to have a look at the actual apartment before move in citing various reasons and instead were allowed to see good ones with new interiors, giving false impressions. Right way after getting the keys, starting day one we had been asking to change the apartment and the Manager made herself unavailable then. To top it all ROACHES made it a living hell. We had to live through hell house with a toddler just to see through the lease term else pay thousands of dollars.

    Also to top it all, leasing consultant responsible to handle move out affairs had the audacity to lie through the teeth claiming the apartment was in brand new condition at move in. This despite having photos and records from the time of move in showing otherwise. WORST EVER EXPERIENCE. It would be interesting to note that none of the better reviews are from past residents, since there are hardly any resident who has seen through a lease term with peace of mind nor has left without a big hole in their purse.

    Overall bad experiences trump good ones during our 10 month stay here. Worst by any measure out of the 6 apartment communities where we have rented so far. There are better communities with good apartments having good floor plans/interiors and flexible lease terms.
    Bad apartment with worn out interiors, Roaches, rude management who have simple policy of charging last tenant with renovation costs when it is time to replace interiors. Then they charge the next tenant with monthly rent that is $150-$200 more citing new interiors. We are the 6th or 7th resident among who have moved out recently and to have been charged $1700-$2500 as move out charge in the last 4-5 months that we know of.

    We made a mistake having looked at the bad reviews skeptically before move in (partly lured by location on Route 9). Anybody who are thinking of moving in, think hard and look for options. There are better options around on Route 9 itself.

    I wouldn't recommend fountain head to anyone. I was initially so excited to move in when I looked at the spacious apartments, access, kids play area and what not. But not anymore. Since we moved in, never did the laundry machines on our floor worked though they have laundry on each floor. We stayed there for little over 1 year, I never had the luxury of using laundry machines on the same floor. Such a pain to go up and down with your laundry clothes. When I called the maintenance, they say, they don't deal with the laundry machines and that we need to call the laundry servicing company. I lost around $50 on these machines, but never got any reimbursement despite of so many phone calls. Such a waste of time. On top of this, now we need to move out of the apartment and the leasing office tells us that we are responsible to pay the rent until someone else rents this apartment. Despite of asking so many times about the lease breakage policy, before I signed in the lease agreement, they never mentioned that I will be responsible. All I was told that I can get out of the lease with 2 months notice and flat fee of $1750. Now apparently, I am blocked and I end up paying until a new tenant shows up as my lease will end only after 8 months. It might be months and months, don't know. Wish I had known this earlier, I would not have signed on the lease agreement. I came to know from so many other friends that they charge you on so many things once you vacate. Now that we have vacated, I am not sure how much we will end up paying as part of cleaning charges plus the rent for number of months they get a new tenant. It was such a bad decision.

    Why you would stay here ?
    It is a cheapest apartment in the area. Nothing more

    Why you would stay away ?
    1. If you do not want a place that smells and looks terrible
    2. If you do not want to smell dog poop in the elevator
    3. If you like to control your room temperature in freaking hot weather (
    They do not turn the AC on until people melt and the AC system as per
    the management needs 1 month to cool down ).
    4. If you do not want to see how mean management people are

    If I have to choose between seeing cockroaches in my apartment and the leasing office people, I will choose cockroaches. One lady at the desk(Karolyna) makes faces while you speak and I hope the management pays her more to leave that place to pursue a drama career. They need to hire people who are proud of their work

    This is an old property with old equipments in the apartments. They will not replace cooking range, carpets or any item in the apartment unless it stops working or is badly out of use. So if they have to replace anything, they will put the entire replacement costs on the last tenant who stayed in the apartment. Office staff is pathetic and unprofessional who has the least concern for residents. This is also a cockroach hub and the problem never goes away. Amenities are gym, tennis court and swimming pool in summer. Rest of it is on paper only.
    It takes a long time for management to switch on the AC during summer irrespective of however warm it gets. Be ready for sleepless sweaty nights.
    Be sure to keep your copies of all documents as the office staff will misplace these and then will be the entire blame on tenants. In short, beware of the management and office folks.
    This property is overpriced only because of the schools around this place and not because of any facilities. Proximity to Walmart is a big plus.

    I have stayed here for almost eight months and had to break the lease due to my job change. When we moved in ,the apartment had so many crayons painted on the balcony, black spots on the carpet and scratches on the doors. We took the pictures and emailed it to leasing office.We do not know but somehow we missed to notice the kitchen floor and there was a little line on the floor which we simply ignored many times and did not think about actually notifying the leasing office.Before our move out they sent someone to do the pre-inspection and he did not tell anything apart from some paint issues on the walls that we agreed to pay as it was our mistake. Suddenly at the time of move out they charged us $418 for crayons and damaged Kitchen floor. We were able to prove that we are not responsible for Crayons but some how we could not prove for Kitchen floor and we ended up paying $348. I am wondering when this apartment already had so many issues then who knows what was bad with Kitchen floor. I can not understand that just for a line on floor they tell us they will replace the whole floor for $348 while the apartment had already so many issues. How come they never fixed the old issues but they want $348 to fix the floor.
    These apartments are big and have nice surroundings but maintenance team does not pay attention to fix our issues on priority basis. The issues keep waiting for 2-3 weeks. The trash rooms stinks so much that it stinks the whole gallery. Carpets are so dirty in the passage.The apartments are so expensive also.They do not even want their residents to throw boxes or other un-used items in Trash then what are they charging for?

    I am a current tenant. I couldn't find my lease agreement so I went to leasing office in Feb 1st week and ask one of the staff, she told me my leasing is expiring end of the May, if I want to transfer to other Apt I need to give 60 days notice !! I went back on 22nd March and other staff member told me that my leasing is expiring on 5th of May, I was pissed off and went to their manager explained what happened she responded positively and told she will accept 30 days notice for transfer and 60 days notice to vacate she also gave floor plan and price, she also scheduled appointment with lady whom I spoke to in Feb. next day I went to leasing office as per scheduled and told her that I talk to her manager so and so, her replied may I told but is expiring 5th May, if I wanted to transfer or vacate need 30days notice then I told her I am looking to transfer and give me floor details and she denied to give me details and started talking arrogantly. I said why you won't give me pricing details, she replied arrogantly until unless I apply and it approved a transfer form she will not tell me any details and even she will not give us tour to the Apt and she was ready to give us vacate form.
    Her manager told us , one of the Apt is going to be available in May , but staff lady was saying nothing is available. I don't understand why she has to be that arrogant. People are not staying in their apartments for free every one is paying for everything. This how they serve their customers

    This place is the worst. Overpriced, dirty, bed bugs, cockroach, mice, smells indian food and not matter what you and your clothes impregnate with it, constant broken elevator, rudest management. Its all about the money and nothing back. Rented here for years. They have increased the price almost 300%. It's surreal. Don't bother calling or even thinking of moving you will be frustrated and disappointed as soon you move here. Moved since a few years ago they kept my deposit acused me of dirty carpet they had to clean after i moved. What do u expect after i lived so many years they never replaced my carpet or cleaned and for a few stains they kept my money?thieves. Fire alarm always go off in the middle of the night like 3 am for someone smoking in the hallways. The list goes on. Since the new company took over the new owners just think money and screw the people who live here

    Bad experience from New Manager Sarah Reed.
    I was living for more than a yeear for the month of August rent entered a wrong account number for which payment was not processed called couple of times regarding this issue to leasing office in the month of August but they have said that your account has no due but on 10/25 they have given us a court notice without any prior intimation to vacate but when I went in to speak regarding this issue Manager was so rude she is just yelling at me.
    RIP Fountain Heads
    Regional Manager should look into this

    Wonderful community. Courtyard, Play area are well maintained and loved by kids. Leasing staff and management was always helpful to our needs and maintenance calls. Thanks Sarah and her team on it.

    This is one of the spacious apartment in rt9 area. No where will get for this rent with most of the amenities included. all the supermarkets and train station are close by.
    the management is doing a great job in renovating the whole apartment.

    the maintenance guys are awesome and they address the issue on time always.
    I personally feel few residents make this community a mess.
    kids playing yelling in lobby area and even in lift. most of the kids roam around without parents supervision. spitting in the lift is one of the most disgusting thing.
    its unfair and very inappropriate to complaint on management without we being responsible residents (like keeping the common area and trashing rooms neat and clean)
    I am not having any sort of issues with the management and maintenance. this is a great place to live in if all the residents follow the rules properly.

    Fountainhead apartments is NOT good place to live. Outer looks of community, leasing office , 1 and 2 floors have new carpet so that any new resident who come look things from outside and move it. But in reality apartment is in very bad condition. This is a place where community manager, and other staff are not good, are just MONEY MINDED, do not care at all about residents’ concerns and issues. If you take your problem to them they say do not waste our time and use inappropriate language. If you try to discuss more they say talk to LAWYER/ATTORNEY. Bit obvious after having this much conversation who will live, so at move out they do not give back your security deposit (over $1000). Even I have heard from some residents that they spoil renters history and give bad feedback to other societies when residents try to move other place. Many residents have complained about this kind of behavior from Community manager (assistant manager and other leasing office staff are just puppet). They talk good at the time of move in only.

    Heard lot of feedback about Management and Apartments so far, but as some of the tenants mentioned we have pros and cons with staying in a big community like Fountainhead. Fountainhead has great community and kids & family love this place. Especially Play area, Tennis (courts need to be extended), Swimming Pool etc. Also new common area improvements are good.

    But we need to consider apartments as homes and keep them clean especially trash room and other common areas. Also Table Tennis and Pool Tables need to be maintained and need to secure these place.

    Kudos to Sarah and team for managing during fire accident early this year !!

    Also it is better to think about having a fence towards RT9 as lot of kids play in open area and are tend to run towards RT9. It is not safe for kids as it is high speed road.
