Beware of Negligence-Dishonesty by this company!! No Professional integrity!!
I should feel excited and happy to have refinished wood floors. It will be nice to have all the dog scratches out of the entry..To have a new color on it. How exciting !!
Instead I am disappointed, frustrated and now have to spend more money on repairs..
Fabian Flooring worked on my wood floors! My floors turned out splotchy, uneven, heavy overlaps of stain. My stair treads are rough and sharp. That doesn't help when you have a baby crawling up them. The rest of the floor is not even close to smooth because of sanding errors and porosity issues. The owner took my recessed floor vents and coated one side. They are uneven and there's bare wood still showing thru them.. not to mention they don't fit anymore.
Fabians said "there might be stain on some base and quarter round." Ok no problem I thought. Well they didn't mention there would be stain on my cabinets, walls, fridge, carpet, and front of house! Sure he came and cleaned the stain off our new rug, fridgerator and house. My cabinets still need paintingFabians also forgot to mention when sanding the floor my quarter round would get gouged and cut into..Now it needs to be replaced! That's were the negligence comes in. If your property is damaged from a professionals conduct and that professional doesn't act with reasonable care under the circumstances.
This company is terrible at communicating. They started the job 3 days late. Never once communicated with me durning the job. When the first coat was done and we stopped by to see the progress. We noticed many issues that needed to be fixed before the final coat.
The owner addressed it by insulting my wife and I. Then he went about fixing the issues as quickly as possible. But did not fix them correctly. He later admitted to knowing the floor had unexceptable errors, but that didn't stop him from sealing them in and calling it a done job. Once again no call to let me know he will be coming back to fix his errors. I had to track him down. A professional would not finish a job leaving the front door with thick layer of dust. Or leave a thick layer behind my fridge. Why do I need to clean up after his mess? Dustless sanding? Ya Right
The cherry on top was the bill that arrived two months before the job was done. With a payment due 5 days after the job was unfinished. The sad thing is the bill was for my garage floor that was being done a month later.
Where is the mystery hardwood floor bill? Oh that's right I got it in the mail with a extra charge on it for a late payment. The bill still came after all the complaints about the job. It came after we told Fabian's we were not paying for their work. I am still waiting for Fabian's to respond after a week of leaving messages. Don't be fooled people! A professional doesn't act in a negligence manner. Bills are not sent months before work is completed. Professionals don't insult and give excuses for their terrible job.

Fabians Flooring gave me a fair estimate on my new flooring. They installed a custom oak hardwood floor that came out fantastic in my custom home. The installation was on time and the best thing was my wife loved it. I appreciate that his crews really pay attention to the small details. I now understand why this company has been in business for over 30 years of services to the community, I have them set up to complete my sisters new home in Frankfort. Thanks for the great job!
Great family owned company, great customer service and the owners are wonderful to work with! They put customer satisfaction first and do excellent work. Definitely a company I can trust 😊
Beware Fabian's Flooring.
Because they seemed to be a large, reputable, family-owned company, I hired them to refinish my oak hardwood floors. Phil, the owner, told me that I did not need to take down my floor-to-ceiling linen drapery in my bedroom.
"Just loop them up," he told me.
The workers not only got polyurethane on my drapes -- the drapes that were about three feet off the floor -- they got the stuff on my walls and woodwork.
The drapes are ruined. The walls and woodwork have to be sanded and repainted.
OK, we'll live. But you want to know the worst part? Phil would not come back to my house to see the damage, perhaps because his son, Phil Jr., did the work. Although he would not come see it, he told me they could not have possibly damaged my home.
He did return my $450 check. But the drapery was custom-made at Calico Corners in Hinsdale and cost $1,200. I don't know how much it will cost to fix the walls and woodwork. And frankly, I am mad at myself for trusting them.
Please learn from my mistake.
