Horrible place to live. Mostly do to manger . Been there two years asking for a street sign . Get told it's ordered 🙄 . Maitnance men are kids who hot rod on a golf cart a tractor through the neighbor kick rocks at your cars and home. They will put notice on your door tell you it's the final notice. When you never received one. Always increasing fees so enjoy your first price sure it will change. Can't wait to move out . Anyone looking to live here I would suggest keep it moving you will not be happy. The current manager is rude woman who doesn't care about the neighborhood or the people living in it . Also i have seen better homes made from cardboard since living here had to fix almost every water line. Floors had to be replaced be cause the horrible plumbing. Honestly only good thing I'd say about it will be when I move out .

I am re-writing my review. There were some hick ups in the beginning. I can say now that Debbie has made some changes in the way the office handles it's dealings. Debbie has been more understanding and training has been an obvious focus. The community over all is VERY peaceful and relaxed. It is clean and doesn't meet the standard park "stereotype". My neighbors are friendly and welcoming. I love my home.

Stay away from Avon Lakes. I never would say such a mean thing about another person or company unless i feel they are dishonest and do business wrongly. If you MUST rent from them because you find that you cant afford anything better or cheaper than $650 a month, then please proceed to read. When you move in, learn from my mistakes. KEEP EVERY RECEIPT. Be extremely organized when filing away your bills with them. I am very organized when it comes to my bills and money. I wish i could exaggerate about how many times they told me on the next bill, "Last months balance is $$$". Then would charge a late fee on top of that balance. Truth be told, out of living there for 29 months, i had this problem every two to three months. At first i was trying to be understanding because of the new staff. Then eventually i noticed it continued to happen because the staff turn over is huge. My rent was always paid from a personal check, on time, and usually before the 1st. Always in full. I never paid a late fee, because i was able to prove from my bank statements where i paid.
After moving in for a year, the neighbors can tell who is rich verses poor. I was not rich, but for being a 20-22 year old, single female- i was doing better than most in the neighborhood. My trailer was closer in the front. My trailer got broken into one night when i was at a friends. When i reported it, they told me i had to handle that on my own. And not even a simple "Im sorry".
The property manager, Debbie, comes off really rude and stand offish. Shes a nice lady. However when it comes to the property she is not a friend.
I moved out December 1, 2014. They have since threaten to destroy my credit and ANY chance of ever getting a house.
They are very wrong business doers, and for that alone, i would recommend to not do business with them.
