My husband and I were strongly thinking about renting with them because of the location of the studios, until we read all the issues about losing most of your deposit over absurd things, and having them nit pick, trying to find reasons to fine you and take your money.
They don’t sound like very trustworthy people.. I think I’d rather spend a little extra more on rent than to deal with that!

I am currently renting an apartment from Apex Property, and I have nothing but positive things to say about them. They have always been helpful with answering questions I have had. They are very quick at responding to maintenance requests. The rent is affordable. The one downside is the pet fee, but given that some people live like slobs, I totally understand why they have it. There are a lot of negative reviews on Google about them, but I can tell you that if you are responsible, respectable, and courteous tenant, you will 100% have a positive experience with Apex.
Up until move out, I would have given Apex 4 stars. They were pretty cooperative and pleasant, and were speedy and fair about repairs. However, my roommate and I just got our deposit check back and we got over half of what we paid taken out. I've spent quite a bit of time emailing and talking on the phone with them, and the only thing they were able to refund us was for "broken blinds" which weren't even broken, so if I wouldn't have said anything to them they would have gone ahead and charged us for something that wasn't broken. In addition, they charged us hundreds of $ for "cleaning fees" even though we left the place in near-perfect condition. STAY AWAY FROM APEX IF YOU VALUE YOUR MONEY!!!
I've rented 2 separate units with Apex and they are generally a fair and very cooperative property management company. If you do your part, you should have no trouble. My only gripe is that they seem to charge you every time they have to send the maintenance man out, even if the problem wasn't caused by you. Other than that, they are nice people and the online bill pay feature is a huge plus.

They have a relatively captive market in what is a college town. The apartments and rent costs are average. However the management company is very renter unfriendly. By looking at the website and listening to their speech at inquiry and lease signing you are led to believe otherwise. Complaints and issues are given lip service but you are basically on your own. ABSOLUTELY COUNT ON NOT GETTING YOUR SECURITY DEPOSIT BACK!!. Even if you leave your apartment in pristine condition, there will be deductions of at least half your deposit (if you are lucky). Count it into your total rental payments and do not anticipate getting it back-period.
I actually had a really good experience with everyone I worked with at Apex. Everyone in the office was always very nice and professional. I ended up breaking my lease early to get married, and they helped me. I just had to find another renter to take over and no big fees were added. I also found that the apartments were well maintained and problems were fixed quickly. Only complaint, not enough parking and no guest parking at the apartments.
Run as far away as you possibly can. If I could, I would give zero stars. This management is absolutely ridiculous. I received a voicemail today stating that I am going to be fined because I have a small hummingbird feeder suction cupped to my window. I've heard of countless other stories about people being fined for other insane things. They have no regard for the bigger picture. Spread the word, boycott Apex.
So far so good! We've had our eye on an apartment Apex manages since February, and managed to snag it for this year. Have only been with them for a couple weeks, but so far they're very professional, up front, and easy to work with. Hopefully that continues through the year!
2 Month Update: still loving apex, though there are a couple neighbors who leave something to be desired. Smoking on the balconies making my bedroom stink, leaving garbage in the halls, and bringing dogs (no animals at all allowed here) that yowl all night. I bet these are the people who leave bad reviews and complain about unfair charges.
Didn't really have a problem with the management but the place I moved into was clearly not cleaned. They need new cleaners!
Apex is a predatory company that seeks to take measures on college students and poor people in the effort to profiteer their way to success. It is the worst case of rampant capitalist agenda I've ever seen. Do not give them more money, they don't need it.
Recently, I received my security deposit return form from Apex and was shocked to see 8 hours of cleaning charged to me and my boyfriend even though we put at least that into our little studio apartment. Upset, I immediately contacted Julia to see if there had possibly been a mistake because surely 8 hours of cleaning was excessive. Then, I received a phone reply from Phil where I was pleasantly surprised at his customer service and his response that he agreed with me and that he would investigate further with the cleaning company.
He immediately called me back the next morning and told me that I would be refunded for half of the cleaning time and refunded for two of the wrongly charged drip pans. Although disappointed that I didn't receive more than half the time back because there wasn't a lot of cleaning that could have been done in my opinion, I am extremely happy with Phil and Apex's response to my concerns and how quickly and graciously it was handled.
I was hesitate to sign with Apex because of some bad reviews but I haven't had any problem and episodes such as this show that if you reach out, Apex can be very responsive and kind. I am living in the same apartment complex next year and look forward to it!
Take forever to send maintenance, fees for everything, bad customer service, the list goes on. Definitely do not recommend Apex "property management". They disgust me.
