    America's Best Value Inn has a lot of amenities the place felt, looked, and smelled clean. It is on a strip of the boulevard with other motel competition and it is, by far, the one to go with. No bugs, clean linens, large flat screen television and the furnishings are fairly new so the rooms actually present quite nicely. I had an enjoyable stay here.

    We were attracted by the price and signs and banners that it had been "remodeled in 2018". If we could give this less than 1 star, we would. For starters the room was filthy. It wreaked of stale cigarette smoke. It was 19゚ outside so we kicked on the heater in the room to 85゚ full blast. To our dismay, it blew out even more cold stinky cigarette smelling air. The room was so filthy we decided to sleep with shoes on, in our clothes and our Coats. We froze the entire night, the heat never did work. It was set for 85゚ and still blowing cold stinky stale cigarette smelling air in the morning. We did stay here because of price, however the hotel we got the next day was a dollar cheaper and it was a night and day difference. It's kind of a joke now every time we pass "America's Best Value Inn" hotels we break out laughing.

    Bugs bugs and more bugs. The rooms look better than at the other two roach motels in the area but man... The creepy crawlies are thick. Bedbugs, Cockroaches and ants top the charts

    Well where do I start about this motel it was one of the worst motels I have ever stayed at. First thing is if you want to be your own housekeeper and have to go to the front desk every morning or try to find a housekeeper to give you your towels for the day cause there was none in the room. Then the room looked nice in the pictures I looked at and was told it was recently remodeled it wasn't even close to nice it was like you were staying in a broom closest. They never changed the sheets or the pillow cases the whole time we were there and when we tried to call the front desk from our room the phone didn't even work so had to walk down to the front desk and come to find out that the front door was locked and you had to stand outside and talk through a window in the wall and that only works when the guy wakes up and comes and answers the call. So don't try and get anything before 8 am otherwise you might stand outside for 20 mins. The only reason I picked the motel is for the price of the room cause that is all we wanted was a room due to not staying in it for more then a few hours to catch some sleep until we came to check out and the guy never asked how many were staying in the room as all 4 of us were standing right there so he could see who was staying in the room and he made us pay another $40 on checkout on his mistake so the not so cheap room got more expensive and we could of stayed in a lot better hotel for $10 more. I would highly recommend staying away from this place and spend a few more bucks on a better place.

    No power to the TV, refrigerator or COX internet. Many issues within the room, choose non smoking because my son is 22 months old however it smells like a old Cuban Cigar. Stayed here because just wanted a place to sleep 7 hours next time I'll avoid the Patels.

    Location: if coming off the main road, it is hidden behind another hotel. The road entering the property is in desperate need of repair. No issues if coming from the back road which is weird. Rooms: I stayed in a single and had no complaints other then the bath tub drain was nearly inop. Not many people stay here so it's nice and quiet.

    DO NOT STAY HERE. Room door was missing chain lock on door. Had profanity on the back of door. Missing turntable in old junk microwave no mini fridge. Bed was invested with bed bugs. Missing clothes hanger road . Computer chair was shredded and foam was all that was showing. Wall had stains running down wall bathroom door jam was broke into like it was raided. Used condoms in front of rooms on ground. With a sign at front desk that says NO Guest No refunds. Only good thing was they worked with us and gave us a refund thanks to Priceline

    It was pouring when I arrived. The hotel is hard to get to from the road, no clear entrance. The front desk was nice enough, but very basic. The room is dated, needs some paint. But the AC worked and the bed is comfortable. Free WiFi and tv.

    It was nice. Was told one price then charged more. Asking for my money back made them charge the lesser price.

    Nice enough room. Sketchy area but survived. They have ice buckets with bags but no ice machine on the premises. Would stay again.

    Location is in South Topeka within walking distance of Wal-Mart and food. The motel is pretty basic no bells and whistles but if you need a place to stay it's by far the nicest of the 4 hotels in that little area.

    I say it's overly priced no security what so ever. Room smelled funky it doesn't give you a good welcoming when walking into the room.
    Just don't stay here.

    Stains on the towels, stains on the wash clothes, stains and burn holes in the bed sheets. Blood stain on the comforter. Our 'nonsmoking' room smelled like cigarette smoke. Our curtains were literally taped to the wall to keep them closed from being torn. The toilet lid was broke off and laid to the side. One lamp was broke and there was a base to a smoke detector on the ceiling but no actual device. Breakfast? Didn't even go up to see what they had.
