Cute hotel with a superb location in the old town. The rooms are cozy and offer stunning views over the towers. There is parking on site and the staff are extremely friendly and accommodating. A no brainier for your stay in San Marino!

Very nice hotel with a free parking in the historic center of San Marino.
I liked the view from the room very much! Just ask for the rooms with the view.
Staff was friendly and helpful. If we had any problems, they solved it instantly. On arrival, concierge gave us a lot of recommendations that made our visit to San Marino more interesting and pleasing.
Highly recommend this hotel to everybody.

A very good hotel which can be tricky to find. Drive up to the closest car park to the city gate/arch, which is Parcheggio 6. Stop by the roadside or in the car park and walk up Salita Alla Rocca. There is street on the right side that looks like it just leads to some toilets. However walk up it and take another right and the street continues on to the torture museum and at the end on the left side, Hotel Rosa. Collect the driving permit and then go back to the car and drive it up to the hotel (you are only allowed through the city arch with this in case the police stop you). Small cars are recommended! The hotel has a garage and some spaces next to it where you can park for free and staff are happy to park your car for you if needed.

Location is close to the foot of the walkway between the first and second towers and indeed there is a footpath next to the hotel that goes up to them. It is on one edge of the historic city but that's fine as it is such a small place and means it is easy to drive out.

Service was friendly throughout. The triple room we had (206) had a balcony with half a view of the surrounding countryside and faced a wall on the other side. It was spacious enough for us and well-lit and clean. The shower was a little weak and temperamental. Wi-Fi was good. The breakfast was a basic Continental-style buffet. They were very kind and flexible with the check-out time for us. There are cheaper places but we were happy here.

I would have given 5 points if the fridge in the room was cold and they had tomatoes and mozarella at the breakfast buffet. Otherwise it was a very comfortable room, nice and soft bed sheets and pillows, nice bathroom, good water pressure, good temperature in the room without airconditioning, fast wifi, extremely wonderful view at the breakfast table, good coffee, friendly staff, great location.

Fantastic hotel and friendly staff. A bit hard to get to if walking with heavy luggage, but that's a minor thing once you get there!

Great location, everything is in walking distance from the hotel. Room is small but very clean, however Wi-Fi drops out and lots of channels don't work. Breakfast is very good, big selection.

Clean, comfortable and pleasant hotel which looks up to the imposing Torre Guaita one way with splendid, largely unimposed, views the other.

If visiting around Christmas market time, you will not be able to park in the car park nearest the hotel; the next nearest is only 5mins walk away at the head of the Via Maccioni Francesco (ie you probably cannot take the left turn on to the Via della Fratta as it would be blocked so carry straight ahead; once parked, take the path alongside the tennis courts rather than back down the hill). The hotel offers a special parking tariff (for both car parks), so check the hours it is allowed for and go get the permit before feeding the meter.
