May be the cheapest compared to stone 8, valley breeze and leivy lance. Since its a river, you can enjoy the cool flowing water. Cottages range from 300 to 1k depending on amenities and location. There is an ongoing quarry so trucks and heavy equipment are everywhere. There are small stores and rentals around. People tend to leave their garbage so that's unsightly.

Fresh water, but people pollute them. They allow everything people want. Even drinking and smoking on the river itself. Trash at the river banks. Local government should do something.
