Veeery nice villas with room cleaning service. Beach is rather small and has moored boats, but still very good for kids

The owner of this resort has effectively shut down the entire beach front putting up fencing so you cannot access the beach except through your room. They are charging $5 US per person to access what has been a public beach for the past 20+ years.
The locals told me there is a lawsuit against the owner right now to try to reopen the beach to the public. They expect to win the lawsuit, but said it will take many months to finalize.
The condos show their age on the outside. They are suitable for housing but are not luxurious. They are arguably the most dated lodging on the beach in Akumal.response / report this review -

We have been here several times over the past 20 years. It has gotten very busy, but they have places restrictions on tours in the bay. The beach is beautiful and the restaurants nearby are perfect. The casitas themselves are great. Full kitchens, patios, shade, beach. They will arrange massages, help with recommendations for food and are very responsive. The manager leaves his cell phone number if you need help after hours.

Fourth time at Las Casitas. Ideal for families. Can't think of anything I would change. The sea, just yards away, is like an aquarium: squid, turtles, rays and colorful fish. Super friendly dive shop next door with 3 daytime excursions and nightly diving. Dark skies for star gazing. Three versatile restaurants within 10 minute walk. Staff is friendly and efficient. Laundry and groceries at the town 5 minutes drive away. Just careful with the ants in the house as they will swarm any uncovered food within minutes.

Only vacation spot that we have returned to over the years. People, history, ease. We love all that it has to offer. Swimming with sea turtles and whale sharks, snorkeling in cenotes, biking in the ancient ruins of Coba. It doesn't get better. Can't wait to go back.
