Great location in being near the basilica but because of this also very loud. Can hear monks at night. Heard loud singing after 11pm.. Old building (as most in town should be). Okay breakfast. Very nice view from rooftop terrace.
One of the better hotels I stayed in while in Italy. The rooms were modern and clean though small. Location was excellent being right next to the Basilica. The bed was comfortable, however, we had a triple room, and the roll out bed was not flat, so if you sleep on it overnight your blood goes to your head - not a pleasant wake up.
Very nice and clean. Rooms are a bit dated and shower is cramped (I'm 6”3'). Nicely priced too.

Experience in Assisi 2016 - the pope was there hotel - a almost bad choice!
Where is the service? Where was the info that we can NOT go? Where was the info, at which time we can go back safely? Where was this information? Why was not we informed in advance about this major event in Assisi? At least a service feature and reflects the quality about this house. I thought - that should be said times!
No communication - the hotel is also silent on multiple e-mails. I can not recommend this!
I chose this hotel because it was close to the Basilica of San Francesco. I didn't realize it was a very steep uphill walk from the closest bustop so recommend if you have luggage to go to the far bustop near San Rufino Cathedral and walk the mostly downhill 15 minutes. Our room on the 1st floor needed a refresh and the bathroom was tiny. Rooms on the 2nd and 3rd floors appear to be recently renovated. The bath towels were the super thin linen style towels found in some inexpensive hotels. The view of the Basilica from the rooftop terrace was beautiful.
