With all the work done within the walls and passed inspection it's time to cover it up.

Moving right along with the construction of the house. great working conditions this week and next with the warm weather for working outside and in an unheated house. This is the view from the north. The second photo shows Great skating conditions a couple of days ago.

The interior walls are up. All drywall back framing is complete. We have started cutting in the with heating duct outlets. Plumbers and electrican and heating techs will be on site next week.

We are having to contend with winter weather, wind, cold temperatures, and snow. Trusses on fully sheeted and started shingling. Second picture shows craft paper on the plywood for moisture control. Along the eaves we put down 3 meters of ice and water shield then the shingles. Should have a weather tight roof by days end.

On Tuesday Dec 13th we finally had all the necessary equipment and peopl on site to get the trusses on the roof of the house we are building this winter at 588 O'Leary Lane. We had snow the night before but this day insignificant wind. Looking out the north window you see the trusses laying on the ground ready to go up. Next slide shows the first truss and then the last truss for the house. Done. If weather cooperates a bit we'll get the plywood before more snow. Well Wednesday alot more snow and again Thursday with wind. Half a roof is sheeted, more days required before roof shingles. That's winter construction for you. Delays and more delays. We'll get there!

We got about a foot of snow in the last 48 hours. After clearing it out of our way we will be getting the crane in and lifting the trusses up onto the walls. And then sheeting the roof. Sure is a great winter wonderland here looking out the window towards the north you can see the future skating rink.

The manufactured beams are going in for the silent floor system. The floor joists will be sitting on these beams. Followed by glued and screwed 5/8" tongue and groove plywood. Resulting in a very sturdy quiet floor in the house.

We have installed the piping for in floor heating. Stapled to the floor foam insulation. Perimeter insulation is in place also to keep the heat from getting into the poured concrete walls. Cut outs are for columns.

Installation of the water and sanitary lines to the house. Sanitary is about 7 feet deep and the traced water line is6 feet deep. No danger of freezing the lines.

Front of the garage all formed and ready. Concrete pumping truck preparing to set for delivery of concrete. Pouring the basement foundation walls should be done this afternoon

Started forming the basement walls for 588 O'Leary Lane V H. This is the walkout end of the basement with the patio door.

We poured the concrete footings Friday morning using the conveyor. Reinforcing steel bar was placed all the way around hung from the wooden spreaders. The forms will be taken off Saturday.

As you may have heard the rules for getting a morgage will be changing Oct 17, 2016. We have started construction of a new pre-sold house on lot 7 Riverdale Estates Victoria Harbour. First thing we did is scrape off the topsoil and now we're about to start with aestivating a trench for the footings. This house will have a walk out to the backyard and a few steps to Piglet Creek. I will be posting updates as we build this house.

Victoria Harbour has much to offer. A very good site is the Tay Township home page. http://www.tay.ca/en/living-here/fitness-programs.asp For those that do not have a car - The Township does not have a public transit but for the cost of keeping a car, taxis's are cheap.
