  This is the new Industrial area of UAQ
  
  New development going on.
  
  Many companies have setup and are already running but recently many new companies are being setup.
  Especially the companies located in the old industrial area of UAQ are shifting here.
  I heard that they are compelled to move to this area before their license renewals

  Really requires one to have your own mode of transport. Using private taxis can be expensive as the metro station is far from other places which is uncomfortable walking considering the UAE summer heat

  This Modern Emirates Industrial area does not look like its name "modern".Its a new start for industrialist and I hope it will improve.Most of its part lacks the facility like Electricity provided by FEWA or water.Everybody have to manage their own DG's and water disposals etc.But cheap for low budget startups or warehouses.
